Q. Dear Moe, I need help dealing with my lender to get a loan modification because I am holding down two jobs at the moment. Do you know of any free programs that can assist me with this frustrating process?
A. There are quite a few programs that are in place right now to help struggling homeowners for free. There’s the Federal Making Home Affordable (MHA) and Home Affordable Modification Programs (HAMP) that are actually a set the guidelines that many of the nonprofits are following in order to help borrowers. The Obama administration spearheaded these efforts that would guarantee free mortgage assistance to homeowners in order to avoid foreclosure.
There are also several nonprofit organizations that are approved and authorized by HUD (Housing and Urban Development) to provide counseling and assistance during the loan modification process. Please take note that most of these services are entirely free of charge. These nonprofit organizations should not require any form of payments for the counseling or the services. They may have a small membership fee or application fee at the most. I will list many of them below and also some contact information for you.
Please keep in mind that even if you get one of these counseling agencies to help you, nothing is guaranteed and no one is going fight like you. These agencies are very busy with many foreclosure cases and some mistakes are going to be made on all sides of the mortgage fence. So it is best that you always keep on top of everything and that is even if you hire a nonprofit to help you. Trust but always verify.
