There are a lot of people looking for legitimate first time home buyer programs on the internet in order to get educated about the subject. The best information comes directly from the sources and since most all of these programs are connected to local state and federal governments, these would be the best websites to learn more from.

REQUIREMENTS:

You must:

  1. Be a first-time homebuyer (you can’t have owned a home in the last three years).
  2. Have a signed purchase agreement for your home before you actually apply for the mortgage of income tax credit.
  3. Have federal income tax return copies for the last three years.
  4. Have decent (not perfect) credit.
  5. Live in the home within 60 days of closing on your mortgage.
  6. Have income at or below prescribed income limits.
If you do not locate your city, county or state info below, just Google your city or state and then first time home buyer programs and you should be able to locate yours locally.

First Time Home Buyer Program in New York

Financial Assistance Offered to First-Time Home Buyers in New York

Every one of us wants to have our own home. Investing in such properties can secure your future as it increases value over time. However, some people do not have enough money to put for a down payment or simply do not know that financial assistance exist that provides loans for first time home buyers.

New York can be considered as one of the best states in the US offering first-time home buyers to avail of programs with a fixed rate mortgage financing at reasonable rates and down-payment assistance.

Mayor of New York, Michael Bloomberg in its New Housing Marketplace Plan has created the Home First Down Payment Assistance program providing qualified homebuyers with as much as $15,000 on closing costs or down payment cost for a small family of 1-4, a condo or co-op.

How Do You Qualify:
  • You must be a first-time homebuyer;
  • Undergo and complete the homebuyer education course by HPD-approved counseling agency
  • You must have your own savings to put in for the closing or down payment costs;
  • Income eligibility is $68,700 for a family of 4; Annual income varies depending on the size of the family;
  • The property to purchase is a 1-4 family home, a condominium or a co-op in any of the five boroughs of New York City
  • The property must have passed Housing Quality Standards inspection before its purchase
  • You must reside in the home purchased for at least 10 years;

For California Down Payment Assistance homeowners this is a must read: CHDAP and CalHFA Zip Extra Being Discontinued

They will be replacing the program with a new one called MyHome which details have not yet been released but they have promised to provide extra incentives towards down payment than the previous programs.

I Had taken a loan from NRHA and my experience was quite good. Nevada Rural Housing Authority Provides MTC program to arrange events and programs for first time home buyer and providing mortgage loans and down payment offers.
