What does a real estate agent do?

A real estate agent or commonly referred to as “Realtor” is a person who has a license in a specific state that allows them to help people find a property to purchase, or even help a homeowner sell their home. This person has gone through intense training through various real estate classes or sometimes even through “on the job training.” After the training is complete this person must pass various examinations that will allow them to achieve a real estate license.

Even though you may be able to sell or buy a new property on your own you need to understand that there are many laws that come along with this process. This is why many borrowers choose to hire a person with this knowledge to help them through the process. Also this will make the task of selling your property much easier because your agent will advertise and list your property under the agency or company in which they work.

If you might be interested in buying a home, you have the choice of hiring only one agent or multiple. Many times borrowers choose to obtain only one because it seems to make their task much more simple, instead of dealing with multiple reps. This person is not only going to look through homes that there company has listed for sale, they will also evaluate homes that other agencies have available. Once you have found a home that your interested in, your agent will help you submit an initial offer to the seller. If your first offer is not agreed upon the agent will continue negoitations until they can come up with a reasonable price.

When a homeowner is trying to sell their property, an agent will help that person come up with an initial asking price based off the current market value. They will list your property under their agency and also show your home to potential buyers. To do this they will bring these people to your home to take a look and also hold open houses as well. If someone is interested in purchasing the property your realtor will help you get the best possible price by countering “low-ball” offers until a price is agreed upon. Also many people who are selling their home are trying to purchase a new one at the same time. The realtor you hired should help you accomplish both these tasks.

So real estate agents main tasks are to help borrowers sell their current property or purchase a new one. Realtors may work for a large company, small company, or even by themselves but they must only list a certain type of property. Some Realtors specialize in buying and selling homes for their clients, some sell commercial buildings, offices, industrial sites, etc.

    I’m sorry to correct you but a Realtor is not just a licensee, a Realtor is a member of the National Association of Realtors and their individual state, as in California Association of Realtors. It is not free nor is it for just any licensee. We must pay aa yearly sum for the membership designation and portions of it goes towards funding for legal advocacy for all licensees. We subscribe to a strict code of ethics and are required to pass a code of ethics survey. Furthermore, we are encouraged on a daily basis to continue our education and offered various classes, workshops and other events through our state and/or national association and none of this is available to non-Realtor licensees. If you have noticed designation abbreviations on an agent’s card, those are generally Realtor designations earned through additional learning courses related to that designation. such as Certified Property Specialst. I am not putting licensees without the Realtor subscription down, but it is a title that should only apply to those who have earned the recognition, that is what differentiate agents the most.
