Hi there. I have a unique issue of being a full time ++ nurse involved in a very busy transplant hospital. I work 80+ hrs a week. My cell phone does not work in the Operating Room ( nor should it !). I have been trying to achieve a loan mod on my home for a little more than a year.
Here is my info:
I have a first with Wachovia ( Now WF) on a home in California: Loan amount $820k at 7.5% pick a pay. This is a refi from 2006'ish with cash out for home improvements. At the time, the appraisal for the cash out no problem. I attempted a loan mod in 2010 when I found out my ex had an affair with the social worker that was taking care of my now deceased mother-in-law at hospice. ( Long story....) I knew I was going to be moving back into my old home that was currently rented. I applied for a loan mod and was denied because it was not my principle residence.They lost my fax I sent through Kinko's at a cost of $75! The denied giving me a mailing address and mandated that I fax it in.
After filed for divorce and moved back into my property, I filed again for a loan mod. I was requested to resubmit all my paperwork all over again. OK.
My issue is I work ALOT. I call during the day and ALWAYS get VM for my 2nd assigned bank negotiator. Where the first one went- who knows!They call me during the DAY which I cannot answer. I get home at 730pm in the evening and start at 7am. I am in California. The loan mod office is in Texas so there is a time zone difference.
I work weekends a lot. Transplants have to be done within certain time frame of harvesting the organs ( which I also do).I work Sat and Sundays. I rarely have a day off.
I am having a lot of trouble communicating with my negotiator!!! I h.ave begged them to leave a message on VM. I have begged them and told them I would give them permission to send me E-mails. No response. Just continual phone calls that I miss.
My home is worth $675k now. The 1st Loan amount is with Wachovia and is approx $825k. 30 yr, pick-a- firstname.lastname@example.org%
I am late on my mortgage by 9 mos after leaving my spouse due to divorce bills, two IRS audits, disability having a knee replacement and supporting my spouse for 9 mos while my mom-in-law passed. I can afford the lowest payment($3200/mo) but will soon be priced out due to the readjustment every yr. With the property taxes ($8400/yr) and prop insurance $1000/yr places me above the 31%.
The second is with PNC bank at $183/month. It is current.
I have had the loan for 10+ yrs and never was late.
My gross income is $7k/month. that is without OT. With OT it is about $11k/month.
I am very upside down on my loan. I know business wise- I should walk away. Emotionally I have had enough
and need to stay in my house with my 2 dogs. It is my only sanctuary right now.
I offered to pay my monthly minimum of $3100 a month until my loan mod decision was reached as long as I could have something saying that by making those payments, it would halt the FC process. They said no and just wanted me to pay the amt due of $50k. with no guarantee that they wouldn't FC next week leaving me with no $$$ for a rental and moving.
How do I get the negotiator contact me in a different way other than phone?
I know I am in pre-foreclosure and getting very very close to FC. I am scared.
