Countrywide loan modification SUCCESS!!

I want to preface my post by saying that this forum has given me hope. I read these threads and feel like I am not alone. I really do think you guys are the best at giving helpful advice. So here is my situation. My husband and I were first time home buyers, we were purchased our home in May 2006 and were told since we had no credit and were financing 100%, the only loan available was a interest only type loan. We were told we would definitely be able to refinance in 2 years. So here we are 2 years later, unable to refinance because of the property depreciation and stuck with a 30 year adj. rate with a scheduled adjustment in July 2008. We will be going from a 7.09% to 8.875%, increasing of already high payment by nearly $400. We, of course, will not be able to pay this. My husband is the only source of income, we have a 1 year old daughter and i am currently in college with several loans to pay off. I contacted the "country wide home retention" departement, only to get a rep. from India who was no help at all. She told me that in order to even look into a modification we would have to wait until our next payment was due and late. Discouraged I began searching online for guidance and stumbled upon this forum. I have worked out our budget and we will definitely not be able to make this new payment. My husband is self emlployed and makes anywhere between $1800-$2000 a month. We also have a 2nd loan (we had to do 80/20 loan) with saxon mortage and that payment is $379, putting us at $2255 each month, waaayyy over what he makes. If we were to get our rate adjusted back to around 6% or so we'd be great. We both have good credit scores (around 720's) and do not want to ruin that with late payments. I have emailed the contacts listed with a financial hardship letter and will be faxing and mailing it as well tomorrow. I will also compose a QWR and send it out tomorrow. What else am I to do? We're really stuck in a rut and cannot afford to lose our home. Does a loan mod. look like a reality? Any advice is welcome! Thank you for any insight you can provide me with.

Hi Luisa,

Welcome to the forum and thank you for joining................

For a modification what the lenders look for is that you can afford the house and not just the mortage and they base this on your current income and expenses.............they require that you show a surplus of $100-$250 when you put together the current household income versus the household expenses.........

A modification is approved by the investor on your loan...........I am not sure with a deficit each month that you will be able to get the approval........


The only thing you an do at this point is to wait and see what they are going to say when they take the financials..........

Its been quite a while since I started this whole process and I finally feel like I have gotten somewhere. I have been in contact with my negotiator and as of yesterday my loan modification was sent to the supervisor for final approval. The representative I spoke to informed me of the notes made on my account and told me that the request for my rate reduction to 7% was pending supervisor approval and that I should hear something by tomorrow, Oct. 3rd. When speaking to my negotiator and her assitant, I was told that there is no reason why my request should not be approved. The formal request asked that my rate be set to a fixed 7% until 2011 and that then. The rep. also said that there would be another automatic request the loan be fixed at this rate for the life of the loan in 2011. So, my question is does this sound at all plausible? Has anyone had any experience with something like this and am I close to being a success story?

I check this forum everyday and I am given hope. I truly appeciate all the input the moderators and forum members have provided to each other. You have all remained supportive during these very tough times. Thanks for giving us all hope!

Don't be late no matter what they say. Keep making the payment. You will still qualify it will just take longer. When they do financials, be realistic on what you can afford. The government says they must help you no matter what. If you keep making the present payment on time, in the end ,will show good faith and they will keep working to find a solution. Also then there won't be any upfront fees when you do qualify and you can catch up on other bills when they give you 1 month off your payment. Pay the least amount you have to on your other bills and I urge you stay current and hang on a little longer. awsomeaaser

Right now i'm a month behind because we finally could not keep up with the payment. Since I am on an escrow I shopped around for a new insurance policy so that brought my payment down a bit, I also had my taxes reassed so my escrow payment also decreased a bit. After doing that they reevaluated our account and saw that we broke even with our expenses so I was told I had a better chance of getting approved. I spoke to my negotiator today and was told that the loan documents should come via fed ex in the next week or 2. I am trying my hardest to catch up on this payment and so we dont get behind anymore. I was told before by the 1st negotiator not to make payments because it would mess up the financials and quite honestly things have been moving faster now that I am behind that one payment. I don't recommend being late but this was out of my control. I'm crossing my fingers on this one! I hope things move quickly! Thanks for the input.

I just called my new negotiator and told me that offer was declined and they will resubmit with a 8.5%. What the hell am I supposed to do with a .25% decrease? Not even $100 decrease? That is a joke! I had hope...and its gone again! She "took my financial" yet again to "resubmit". She asked me if I had considered getting rid of my cable in order to save some $! I had to get rid of my home phone and internet just to be able to keep up! I am sick to my stomach over this. Just when I had something nice to say about countrywide.....

Who is your negotiator? Have you written a hardship letter? Also demand a written request along with your hardship letter. Email everday to the president and vice president and pressroom. Attatch all files into zipped folder. See if you can contact trisha or adrea at countrywide. Leave messages everyday. Also contact Hope asnd tell them they are not helping you. Everyday check with the contact list to the big wigs and email hardship letter written request( this written request must be sent to you within 20 days by law). Also mail them a copy. In your written request make sure you specify every name of people you have talked to and the dates you talk to them. Make sure you keep a log book on every corrispondence and with whom. 1-800-399-1762 ext. 8445 might get you through to trisha or andrea. It took me a year. When you send the emails from your zipped folder you bombard them everyday, every dept. The have filters for there email and they don't always recieve them. Sometimes they change things like capital letters, underlining there emails ect. Try this everywich way you can. Can you possibly prove lender fraud, with your broker that sold you the house and loan, Put that in your hardship letter, and written request. Did you have a decrease in income? Will it get better or not. You must show great burden. Also, do not blame country for what there not doing, be sympathetic as to there great demand because of all the forclosure that are bombarding them. Tell them how stupid you were for signing there agreement in the first place and that you were tricked and didn't know it would result the way it did in your wildest dreams. Email your hardship letter to the vice president of the USA, if you must send your hardship letter to hope and the results about the 8.5%. Tell them you cut back on your cable bill and its not helping. When you sent in your bank statements do they show checks that are for alot of mic. items? Before this is resolved you will probably send in more bank statements. Make sure your checks are for heating phone ect. If you must make other purchases try to pay with cash so they can see your spending habits are necesity only. Maybe keep out cash from your employment check before depositing them or cash them elsewhere then your bank and keep some out for small items you might need and deposit the rest. You don't want to show that your not spending wisely. They will detect that. If they dropped you to say a 5 .5% fixed can you prove without a dout that you are very capable of making that payment arrangement and specify that in your hardship letter. If you have already written one, write a new revised one. Once you have recieved your written request in mail and have waited over a month then I would hire someone to negotiate for you before you can't turn it around. The government says they have to work with you to resolve this matter in an affordable way. State that in your letter. Maybe call your local newspaper and see if they will publish the fact that there not working to help you keep your home like the gov. states they are to make every effort possible to help you.. My 1st negotiator was Sheila Collins Johnson. My new one is Stacy Gaines.
I could not find the email contact list. I will be mailing out certified letters. I'll have to rewrite it. I've written almost everything you've suggested but i'll need to include a couple more. I will also write a QWR. I don't know if my husband's hours are cut indefinitely but they are for the time being.
I will fix my letter. Is it okay if I post it here? Maybe you can help modify my letter. Thank you so much.

Talking My loan mod request was approved!!!!!!!!!!!!!!!!

I am soooooooooo excited! I just received a call from Countrywide! My modification has been approved at for my initial 7.09% interest rate! My negotiator will be contacting me today to go over the details and FedEx me the documents! I sent an email and mailed those certified letters out last week! This week I am approved!!!!!! All I need to do is sign those papers and I am home free! They have reduced my payment to $1157 including my escrow! I've still got a second mortgage with Saxon, so that one will be my next project! I'm at a fixed 9% on a $43,000 loan so I know that it'll be pushing it but it doesn't hurt to try.


I cannot thank you all enough for the encouragement and support!
Although I haven's signed those papers yet, get ready count me down as a success!!!!

I finally received a call from a title company on behalf of countrywide notifying me that I should expect the review papers tomorrow. The lady said that these will just be copies for me to review and once I have okayed them they will send a notary to me with the docs so that I can sign them. Does that sound right? I thought they would just send me the docs, i sign and get them notatized and send them back. Either way I am excited this is finally coming to an end. My sister (who is a realtor) is going to help me review the docs but I was wondering if *** or someone would help me out and take a look at them for me as well....just to be sure I'm signing off on something that won't come back to bite me later. Thanks again guys!

Have *** or someone look over them, I've never heard of the title company getting involved i a modification but maybe it has something to do with the the other morgage. Hang in there and goodluck awsomeaaser
