When I spoke to Noel, I asked if I could fax my financials directly to him and he gave me his fax number. However, I noticed when I faxed them out that they went to a different fax number. That had me concerned at first but as it was explained to me when one fax is busy, it will go to another. I didn't trust that and made sure to call Litton the first two days after I faxed the financials to make sure they were received. (They were).

I was 5 months behind in payments when my loan modification was approved. It seems that what the lender requires for an up front contribution will vary from lender to lender/case by case. For our contribution, Litton asked for $891.51 by certified funds to be returned with signed and notorized documents within 7 days.

I did not QWR Litton simply because our modification went so smoothly and was even more than I had hoped for so I didn't feel a need to do one. I was prepared for a battle with Litton and saved the QWR as my trump card. My goal was simply to avoid foreclosure and get the deliquent payments added into the principal to bring our account current. When I got that plus lower interest, lower payment, and almost 5k forgiven interest (!), I was happy and very satisfied with our modification.

I do have to admit that I was expecting our modification to take months to accomplish but after faxing the financials in our mod was approved in about 2weeks. It took about another 2 weeks to receive all the documents and send them back with the contribution funds. Litton was definitely on the ball and didn't waste time getting the modification done.

I honestly believe that our modification would have languished in Litton's system (or would be lost) if I hadn't used the email addresses listed by LoanSafe to get the attention of the higher ups at Litton. You'll do just fine since you also bypassed customer service and started at the top of the ladder.

I actually received to responses to my emails. I received a call from Noel and I also received an email from steve droddy. The email from droddy said that the needed my financials in by August 7! I am going to make sure that happens, but do you still have Noel's fax number?

Update:

After I read Christy's post I decided to contact Noel myself. The qualifications Mr. Droddy sent me were different from the ones that Noel told me in our first conversation.

I spoke to Noel and he said that all I needed to fax to him was a months worth of check stubs, the financial worksheet and a hardship letter. I faxed it on 8-1-08 and followed it up with a phone call. Carla in Noel's office acknowledged receipt of the info and said that Noel would be submitting the info today.

Now comes the hardpart. The wait.

Noel must be pretty high up on the foodchain. What he requested is not even half of the usual requirements.

I have been in and out the past few days and unable to get Noel's fax # for you until this morning. Then I noticed that you already faxed your information and spoke to Carla in Noel's office----sorry I was so slow and didn't get it to you.

We had to also fax 2 yrs of tax statements so you might want to be prepared in case they also ask for that.

Yes, the wait is the hardest but I'm sure that you'll hear back soon with good news. It seems that once Noel is involved, things move along rather quickly. I was quite impressed with how fast our mod was approved and everything finalized.

Hey guys, I too use the emails provided here and wrote a detailed emailed. I got calls right away from Steven Droddy. However, it seems like he would only leave messages at my home number during the day. My wife and I thought he was doing this on purpose. Then I got a new message from a Sean Wilson. I keep leaving messages for them to call me back. I am just glad to see that a Steven Droddy actually existed. lol. TDAN, what kind of figures did they do for you at Litton? As far as rates and pmts, terms? Just curious, wife and I have been going crazy and losing sleep.

Spoke to Noel on August 6, 2008. He stated that my documentation had been submitted on August 1, 2008. He told me to check in at least once a week, that he felt very good about the documentation submitted and that he expected to hear something before the 18th of August. I tried to reach him yesterday, but he was out of the office. I am going to try to reach him again this a.m.

Keeping my fingers crossed for you. Submitted my info to Benny Hibler, though I did speak briefly to Noel one day. I was asked to submit tax return, month of paystubs, hardship letter, and bank statements.

I played phone tag with Benny but he confirmed that my info was received and already being processed. I didn't get any date though so I will give him a call about that.

So far Litton has been prompt and responsive but I have been following the advice of email, email, call, call, and fax, fax.

Hang in there, we can all get it done.

I apologize for taking so long to update this post. With the start of school and hectic schedules, it has been difficult.

On Sept 11, 2008 I received a call from Donald in Loss Mitigation at LItton Loans. He wanted to know my financial situation and if I would be able to come up with an initial contribution for my loan in the amount of $2600 ( the amount of my current payment). I told him that I thought that would be doable. He told me that he was in the process of submitting my plan to the invester and should have an answer by the 18th.

Houston was hit by Hurricane Ike on Sept 13th.

I tried calling Donald on the 17th, 18th and 19th. I kept getting voice jail.

On Monday, Sept 22, 2008, I tried calling Noel (Executive Resolution) but got Carla. Carla looked over the comments on my loan and told me that my Mod had been approved, but no terms had been inputted yet. I left another message for Donald(Loss Mitigation), but he was the one who would have the terms.

Tuesday, September 23, 2008, 8:30 a.m. I spoke to Noel. He saw the same information that Carla saw, however, he said that he would get with Donald, get the details and call me back. 3:00 pm voicemail to call Donald back. (No details) 3:15 call from Noel.

LOAN APPROVED. 7.25% FOR LIFE OF LOAN. PAYMENT 2113.00
ORIGINAL PAYMENT- 9.2% SET TO ADJUST IN NOVEMBER, PAYMENT 2600.00

Noel and Carla at Litton Loans in the Executive Resolution dept. were very patient, compassionate and professional. All of the members of loansafe and their posts were helpful and encouraging. Hello again everyone. Here s my most recent update. I was notified by Noel on September 16, 2008. That I was approved for a mod at a fixed rate of 7.25%. I was just waiting on the paperwork. I was still waiting on October 15, 2008. So I emailed Mr. Litton again with this email:


Dear Mr. Litton,

On 7-24-08, I sent you a hardship letter, to which you had Noel Connell promptly reply. I have worked with Noel since that day in order to get my loan modified. He has been very compassionate and competent. Thank you for referring me to him.

On September 16, 2008, I was notified that I was approved for my modification, however, I have yet to receive any paperwork stating this. I have called every week to inquire about the documentation and have been given several different answers. Today, October 15, I received notification of foreclosure on my property. I attempted to call Noel and ask about this, but was told that he was not taking any phone calls.

Mr. Litton, I have called frequently in order to remain informed on what was going on with my loan modification. I was definitely blind-sided by this information. I called and spoke with Erica in the foreclosure dept, and she told me that there is a sell date on my home in November. On October 8, 2008, I spoke with Danielle in ERT, and she told me that there was a tenative sell date in January of 2009 for my home, the modification paperwork had been mailed out on October 3, 2008 and that I could call Mrs. Smith at ext 4516. I have tried to reach someone at this extension repeatedly with no success. I was informed today, by Erica, that the paperwork was not mailed out until October 9, 2008. What has been the delay?

Noel informed me that as long as there was an active modification in process, that no foreclosure actions would be taken.

Please help me Mr. Litton. I have done everything that has been asked of me. I keep getting conflicting information, for all parties and in the end, it is myself and my family who are going to lose.



On the morning of October 16, 2008 at 9 a.m. I received a call from Noel, whom was quite upset with the loss mitigation dept, that I had not received my documents. In fact, they had only been sent to the attorney on October 9, 2008. He told me that he would overnight them to me himself. I received them on friday

Okay. I received my paperwork yesterday. I was supposed to have an initial contribution due. However, in the space were it should be stated, it says 0.00 due. Is this a mistake? If I sign it and send it in would it be valid? Any suggestions?

there should be a contact number on the docs to call if you have questions about them................otherwise check with Noel first thing Monday morning just to be sure.............

No contact number just fax listed on docs. They have moved Noel to a different part of the department. His extension always goes straight to voice jail now. I will try to get them to transfer me to him tomorrow.

wow so sounds like things are going ok. I am defaulting on my Litton Loan. Just cannot hang on any longer. I called to tell them I couldn't pay anymore, and they were pretty nice on the phone, altho had no ideas about a work-out. My house is on the market - they said my best bet is a short sale. I need an offer first, tho! I have 90 days before foreclosure proceedings. This has been 3 years of awfulness. I am glad someone is nearing the end of their agony!

Final Update.


This has been a very long arduous process. It started way back in July, and here we are in November. I have finally received my documents from the attorney today and will mail them in the morning. The documents I received from Noel was the commitment letter. I went to Litton Loan on Monday October 20, 2008 to drop it and my initial contribution off. I asked to give my documents to a person in the loss mitigation dept.

I spoke with Mrs. Smith. She asked for the executed loan docs. I told her that this was all I had received. She attempted to look at the executed loan documents in the computer, but they were not scanned to the computer. She told me that was unusual. She told me that she would monitor my account. My documents were sent to the attorney on October 8, 2008. I should be receiving the docs any day.

On November 3,2008. I resubmitted an email to all of the people listed in the homeowners tool box telling my story and inquiring about what was going on. On Tuesday, November 4, 2008, I received a call from Shawn ERT supervising manager. He stated that he talked to the attorney and I should be receiving my docs by Wednesday, November 5, 2008, and if I do not receive them to call him. Docs received at 11:00a.m. They are now notarized and ready to be mailed off in the priority mail package sent with them.

Any one reading this going through this process, keep records, get names, depts and extensions, ask for time lines, keep a log. Please! You have got to advocate on your own behalf. Be polite, but persistent. Ask questions.

I think I have finally won.

thats awsome, im happy for you ... nice to see a success story from litton ... i have fallen through the cracks with them and now im looking at finding a way to stop a foreclosure with a sale date november 29th after 2 botched remodifications ... what are these emails and names of folks that i wish i had known before ... i wonder if its too late ... im meeting with an attorney tomorrow for possible chapter 13 ... i have no debt other than the home, this is crazy.
