well, just when I thought I was at my worst, I get a bomb dropped on me.....my grandmom is dying......so my hubby, myself and the 3 boys are on our way to west palm beach Florida from new jersey ....even though it will take us approx18 hours, we opted to drive to ensure we have enough money if we get our loan mod.....the CEO has called us back yesterday, but I will have to update that when I have access to a computer, as it is a pain in the butt typing on my phone.....but I just wanted to let all of you know I am praying for the best for all of you, and will be back full swing Thursday

So sorry about your loss. Take care of the family first. I raised my kids in a very modest home,filled it with comfort not much luxury and am proud of their strong upbringing. Honest, your boys won't care if you live in a shack as long as you're in it.

Hey everyone, Thanks for the well wishes! Grandmom is sti hanging on, for how long, well, we just don't know....But about the latest on my story....The CEO from HomEq called me...He said they are still waiting for approval from the 3 rating agencies (what the hell is that??) for the okay to do modifications...He said that could take a few more weeks....He said in the meantime, they would like to try and get me approved if I meet the criteria, and if they get approval from the rating agencies, my modification can close quickly...I am not sure what all of that means??? I reminded him about my notice of intent expiring on 1/18/07, and he said he "pinned my account" until loss mitigation can get back to me....Again, not sure what all of this means, but I am waiting...IMO, if countrywide is beginning to be more proactive for the borrowers, HomEq needs to be the next focus of the media...They have to be 2nd behind countrywide for not working with borrowers!

OOOOO......I forgot to ask....I sent my QWR to HomEq......Certified, return reciept...It was signed for on 1/22/08....What happens next? When do they have to respond by? I requested everything in my file (of course I was more detailed to them)...

this is how long they have, under Section 6 of RESPA they are required to acknowledge your request within 20 business days and must try to resolve the issue within 60 business days.

Did u ask him what the three rating agencies are? I know the three credit reporting agencies but thats instant access. Im kinda confused too? You should call him back and ask him what each thing means that you have questions on!

I could not agree with you more Mom, everyone I have talked to ranks Homeq as the 2nd worst lender/servicer to work with for loan modifications (but that was before Countrywide had really started to help their customers). I would say that in my book Homeq is the #1 Worst Company right now.

We are currently in the process of hiring an attorney to help us with our situation, but there is no guarantee that Homeq will even work with us. We are being told that we may have to go delinquent in order for them to even consider our loan for a modification.

Let me know what I can do to help, I would love to make everyone aware of what Homeq does to their customers. By the way we never heard back from the CEO of Homeq.

Mom: I've been following your story and mine is very, very similar. See my post of last week as to how I also have been getting the same runaround. Anyway, on Thursday evening I emailed the CEO and he got right back to me by email saying I would get a response the next day. Well, I got a call from the account mgr. telling me sorry, she would try to have an answer by end of day and she'd call me. She said they want to keep people in their homes, etc. That was Friday and I left her a voicemail and she still hasn't called me. My default ltr. expired early November and my account hasn't gone into foreclosure. I wonder if my acct. has been "pinned" as well. They are making it sound like they do modifications when I speak to them, not that they are waiting for approval to be able to do mods!!??!!

I know Homeq has been right up there with CountryWide as being hard to deal with. My Servicing Co, America's Servicing Co was and stil is high on that list.

I home Homeq will began to work with their homeowners and modify these loans.

They have 20 days to respond to your QWR and 60 days to resolve or tell you why they cannot resolve your issues.

As far as the credit rating agencies....I am not sure what they mean by that. Maybe the are waiting to get the green light to perform mass loan modifications and get the approvals to do so???? My understanding is that all these loan contracts already have provisions that allow the servicer to modify the mortgage if a default is reasonably foreseeable.

I can't believe it and won't believe it until I see the paperwork which, they say, will be faxed to me within the next couple of hours. My work out officer called my home and left a message. When I called back the Rep. told me I was approved, rate goes back down to original rate before adjustments, and is fixed for 5 years. And, the best part, no downpayment necessary. I'm not sure when I'll have to make my first payment and won't know 'til I see these papers, but my guess is Feb. 1. I am in shock right now! Happy shock! I pray for momof3boys that she'll get a similar call very, very soon!
