I called this am to see if they would help me with a refi with the fha Oct 1 deal and the rep told me they will be closed in the next month or two
I asked her about my loan she says it will be sold.. I asked if they have started foreclosure and she said no..
So would now be a good time to try and get the FHA loan I think Litton is buying the loan

You would need to see if they will tell you if the investor on your loan is willing to accept a short payoff so you can get a new FHA loan.......the servicer will not be able to refi you unless they were a servicer/lender like Chase, Countrywide, or GMAC that also make loans as well as service them. Litton only services loans.
