    I am scared of what's coming

    In late June we received a notice that Nationstar would be taking over our loan servicing from B of A. I started reading up on Nationstar, and now I am really scared. We are not behind on any payments, and are currently in good standing to regard to our loan status. We made our final payment to B of A on the first of July. Today is the 20th and we have not received our "welcome" packet from Nationstar yet. This seams to be a common theme, and it seams that this begins a process where they impede your ability to pay in a timely manner in order to force you to either refi at a ruinous rate or force you from your home. It is my girlfriends family home, and I am scared for her. I have never met a person as giving and selfless as her and I cannot bear the idea that they are going to try to take her home just as she is about to retire. I don't know anything about this subject, but I must do everything I can to prevent this terrible thing from happening. I did not sleep last night do to this gnawing fear. Please help me understand what I need to do.

    First I just want to say you are a very caring person and I applaud you for being so due diligent and doing research for your girlfriends family. I would not be too worried at this point because generally they will have at least a 30 day grace period from when the loan was transferred until they are required to make their first payment to Nationstar. Also you may want to make sure they have a copy and proof of the last payment made to BofA just in case they try and say they are delinquent once the account has been fully updated in their systems. If this happens you can provide your gf with executive contacts for Nationstar which you can find listed in the thread below:

    I hate to say this but you can expect a nightmare with Nationstar, we already are. Our loan servicing transferred to Nationstar and we never received our "welcome package" either nor has anyone else that I have heard about. Our loan was modified by Aurora we signed and notarized everything and sent it back. Aurora received it and logged it into their system and it was a done deal and we were very happy with it. Then along comes Nationstar... They still have our old loan, payment amounts, missed payment etc in their system. We had to send our copy of the legal docs to them before they would believe us. Then some clown from their retention dept talked to us and asked if we would like to complete a HAMP package!!! Believe me these people make Aurora look great and they were terrible to deal with. We have a strong feeling that we will end up in court with these thieves.

    It is important for full disclosure here that I own up to my responsibility. I was fully supported by my girlfriend for years after we met because I was selfish and irresponsible. She never had any expectations of me, she just took care of me. I am a major contributor to the hardship she is facing. I have since become a responsible partner, and have given extra where I have been able- obviously given where things are at, now, it may be too little too late. I wish I had grown up sooner. As I update this thread I don't want anybody to believe that I am this great selfless guy. This is a debt I helped create. If I could sell my organs to save my girlfriends home I would do it. I just want her to be able to retire in the home she grew up in without worrying that the other shoe is going to fall. I owe her at least that.

    My plan is that Monday we will call( and document) to request our "welcome" packet- I know they won't send it. I don't want my girlfriend to go through the humiliation of, " you're late", calls at work. So if possible we will send a payment by the 1st, and go from there. I cannot tell you how much it means to me to be able to talk to other people about this. Even if you had no practical advice to give knowing that you guys are here is everything to me, right now.

    Just to update my situation with Nationstar. This is becoming more of a nightmare every day. We finally got a hold of someone that knows what they are doing there. They turned our situation over to one of their higher up customer service people who promptly called us. She assured us on Monday that Nationstar was honoring our Aurora modified loan and not to worry it was just taking some time to process the mass of new loans they bought. We were happy with her responses and went away fat dumb and happy until today. I was outside and the mail person came to me with a certified letter which I honestly thought was going to be something good... unfortunately it wasn't, it was a Notice of Default!!!! I am about to come completely unglued and being Saturday there isn't anything I can do today. I think I am to the point of lawyering up as this is getting scary. If anyone has any suggestions please let me know, thanks

    Hi Cat, thank you for the reply and I understand. I would like to know what happened to my post in the attorney section as it had my whole story. I really need help with Nationstar, I have never seen anything like this...ever. All they have to do is the right thing and upload our permanent modification we received from Aurora before the transfer, period. I had to take my wife to the emergency room on Friday with heart palpitations so severe they thought she was going to stroke. The stress is taking a serious toll on us. There customer service people are some of the worst I have ever heard. A Manager today actually yelled at us because we called him to early, 15 minutes before his shift started.

    I have no other advice but to just keep fighting. We were in a Mod at Suntrust when we were sold to Nationstar as well. They did not honor our modification..instead filed foreclosure on us and made us start the mod app over. It was a nightmare for over a year when suddenly one day they sent us another modification and we took it. The terms weren't great (only lowered our payment by $50 or so) but it made us current (we were over $20,000 in arrears due to them dragging the process out) Our permanent modification was booked last month and I'm still in that "fight or flight" mode. I don't trust them but I'm going to try to for the next year while we save up to buy another house.

    mercural80 happy for your mod I hope everything continues to work. In our case we have a really good in house mod from Aurora that was a done deal before it was transferred to Nationstar. We did get some great news from Aurora, yes Aurora about what is going to happen and what Nationstar MUST do. As soon as it is a done deal I will share the details.

    One thing that I cannot understand is how Nationstar has never been investigated by the Government?

    Here's the latest... We asked for our "welcome" packet and finally received it. We paid on the 1st of August, by phone and the money was withdrawn from my girlfriends account. They told my girlfriend on the phone that the escrow payment included insurance but not property tax, so we had to fax them proof. The homeowners insurance sent her a letter saying that Nationstar does not have a contract with them so the insurance company is going to cancel her policy in October. Apparently, since we are in California, we have some state sponsored option. That is the latest. I am holding out hope that if we just continue to make our payments on time, and bombard Nationsar with a withering fusilade of faxes and mailed responses to shady moves on their part maybe it will be okay. Thank you for this forum.
