I am a single woman 43 years of age working for the County for the past 15 years this September. I decided it was time to purchase property and did so end of Sept 2006 and went out and did so without a down payment 80-20 loan deal. I had no down payment went 100%. I was with AMC Mortgage who gave me a 1st mortgage of 327,000 5-1 at 6.99%, the loan resets by 2 points Oct 1, 08 the 2nd is with WAMU Washington Mutual 82,000 at 11.77% 30 year fixed. I figured like everyone else that I could refinance after two years since I had a prepayment penalities on the 1st. I had no escrow impound therefore I was stuck having to pay my own property taxes. I made the supplemental payments in the beginning then a payed out another regular payment then fell behind. I didnt cover all of the supplemental according to the acesssor. Next I began to struggle I lost a roommate. My loan is schedule to adjust this Oct 1, 08 with the first payment due Nov 1, 08. I am currently current meaning I always have to make my payments at the 30 day mark. I have a townhome so I pay $240 for HOA. I fell behind and made a payment plan that I should be able to catch up this month. I began the process twice once in March of 2008 of contacting my lender now Countrywide for the 1st(they transferred or sold it Countrywide and Wamu for the 2nd last year.) They never answered then I sent out another request for "workout" with Countrywide in July 08 this time with a certified letter for receipt. They responded to the hardship letter never called and miracousily I received a letter stating that my property taxes were delinquent therefore they had to pay them and will be adding extra money to my mortgage payments. They closed the loan modification stating that nothing could be done. I called the escrow team and complained they offered to extend it for 100 dollars to start and pay the 6,399.00 over 5 years at 5% unless I pay it off sooner. Now I face the added cost of the property due to begin this September and the reset due to begin due for pay November 1st. I resent the letter of hardship after I requested information regarding the estimated amount of cost of the new reset of 2 points it came to something like 500 dollars more monthly. I don't have it plus the second mortgage, HOA and bills etc... I sent out another letter requesting a rate reduction after speaking with someone. Now they emailed my account messenger system this notice down below. Should I call to speak to someone or not?? I want to discuss and plan to add the property taxes to the principle and I need two months off to begin the new payment to fix a household problem and catch up some bills. They stated if I call that it would delay the process. Also WAMU has a loss mitigation department but I am not behind only two weeks and I am going to pay the July amount on August 15,08. Should I call to speak the person assigned to me as a negotiator. Also I have a counselor with HOPE Alliance and she said that they sent something out also, she said that I was doing everything that she was going to tell me. Can you tell me what are my chances of surrviving this hell hole.

One of the moderators will be by to answer your specific questions soon I'm sure...just wanted to let you know there is always hope! I'm involved with CW also..it takes time, but follow the advice given on here. Kinda sounds like you've been dealing with collectors and not negotiators and loan mod personel.

The process with Countrywide does take a while, although it takes less time than most lenders............. It looks as though you have started the process and Countrywide does update their online information............ on the 27th call into the Home Retention Team to get an update......... 1-800-669-6087 also call the negotiator with WaMu to check status there as well......... Does this sound about right? Or should be trying to deal with someone else at WAMU? |

Is it the same thing and do I qualify? |

The Countrywide account site said that I should wait until that time or else it could delay processing. The WAMU I am suppose to call mid week I think I may call today its Tuesday. |

So this is what they said: Hello Julie, We did speak on Thursday in regards to your loan remodification, and did submit the file. We have received approval on your file today. I would like to speak to you about the process now that your file has been approved so please give me a call at your soonest convenience. You can reach me at my office. Thank you. Alex Doust Senior Loan Officer IS THIS LEGIT? SHOULD I TRUST THEM OR WHAT? PLEASE LET ME KNOW, I AM STILL AWAITING MY PROCESS STATED ABOVE SHOULD HEAR SOMETHING THIS WEEK I GUESS. |

Nominated 0 Times in 0 Posts TOTW/F/M Award(s): 0 | Re: Loan Mod, Work out circle Julie, Please don't call this person back........there are numerous complaints about this company trying to misrepresent that they are calling you on behalf of Countrywide.............which is a lie.......they don't work for any lenders or represent any of the large lenders.........they are a bottom feeding mortgage company that sits and telemarkets people off of lists that they purchased from a credit agency and telling them that they are an entity of Countrywide or other lenders............ And people that are not as vigilant as you are being by asking us about them.............. when someone is desperate, they are easily taken in by the lies and this company counts on that desperation........... You should save that voicemail and also file a complaint against them too............ Please just call the contact numbers that I gave you here.........and let us know as soon as you hear........

I called her today after the 21 days and she returned the call with news. She said that they have agreed to loan modification by lowering my interest rate from 11.77 % fixed rate 30 year loan for my 2nd mortgage of 81,000+ to a 9.23% fixed with AM Amoritaztion of 120 months. My payments decreased from 826 to 701 a month. My fee is 375.00 dollars when I send in my docs notarized. I should get them in about two weeks she said. Is this good? Oh yea I was current with my payments. Also this sounds good and is verry verry helpful for me financially I wont have to start my payments until November 1, 08 yea. I won't even need to pay this months either. So for now Im happy but my real big concern is what is Countrywide gonna do. Man... I spoke to someone today and they said it is under review with Investors today the 21st day and I should check back later today. I can check the website first and call them later on what do you think? Is this promising? Thanks forum for this great webste and I called my Hope Alliance counselor and she said to read my documents over and if it sounds like something I can afford to go for it. So far so good they are responding within a timely manner of 21 days so far. Looking forward to hearing from you or anyone. Thanks |

Here it is I called on September 30 and it has been since Aug 1 that I completed my hardship etc... I checked and kept up via the website, well today I notice that my website said it was no longer posted as a modification workout. I called the home retention because it was time to make my payment which I couldnt afford the whole amount because they added my new escrow payment and I only had the regular amount. Now I can pay it but not until the 15th. It went from 2019.34 to 2576.00 that was including the new escrow. The new payment is not due to reset until Nov 1st. So I Guess what? they did tell me that I have been referred to the Heart Team and should be receiving documents within 10 business days or more due to the amount of loans they are servicing. They said that they sent it out Sept 28th to the Team and they expect it to be sent to me in 10 business days or more.Is this good news, has anyone had any success? Do you have any threads with success stories from the Heart Team? I know I dont know if it good until I receive the docs and read them over but is this really gonna happen? My investor is Citigroup bank I believe not sure if it is or with Citibank Residential, I know it was Citi residential lending with AMC before being sold to Countrywide before. Any info on this I would appreciate. Thank You guys |

Any info with the differences because my investor isnt Fannie Mae or Freddie Mac. |

I read other threads and some sites that suggested that HSA program only gives loans for delinquencies. I wasn't delinquent lately until this month. If I get the docs before the 30th I was gonna hang on to my payment because I dont have the full amount until the 15th because the amount increased after they added the escrow payment that they paid for to it. I did send them a 100 dollars to extend my past due amount to the balance and begin paying a lesser amount. I am just curious because I have late fees equalling about 353.00 or so, but when I qualified I was current. If you have any info good if not I can let you know what the terms are after I receive the docs. Thanks soo much, I am hoping to be a Success Story soon. |
