There was a member here who was directing people to this website where it appears that a self anointed loan mod guru named Anna Cuevas is here has an angel to help homeowners for FREE. I then did a little digging and found that the person operating the website IS ACTUALLY involved in a loan modification firm named My Home Remedy, MyHomeRemedy.com.

I wish I can do this and have no Google ads on my website because I know it annoys some people, but I have to put the ads up to pay my bills. There is no other way to make a living helping people for free unless you have ads on your site or you are a non-profit.

How is Anna paying the bills?

This is looking very fishy to me and has all the signs of a possible bait and switch tactic now used for fee for service loan modification firms.

I am asking anyone who has experience with this person or website to please post their experience below. The website is askaloanmodguru.com and the owner of the site is Anna Cuevas. If you click on that link, it takes you to her Linked In page where the URL is Anna "thecloser" Cuevas. If that doesn't tell you something, I am not sure what will.

In addition to some red flags on here Linked In profile, I find that she claims to have been operating this website etc for a 1 year and a 11 months, when in reality she just register the website in November. So, that is only 5 months and she is 1 year and 6 months exaggerating, AKA LYING!

In addition to the above findings, Anna Cuevas was involved big time in issuing subprime loans for years when she worked for Accredited Home Lenders who was notorious for issuing toxic loans to homeowners. She worked there from 2001-2007 from what she wrote on he linked in profile.

Now, apparently she just spend her days saving people as the loan mod guru on website for free. No ads and no sponsors. I guess she is a rich mortgage person who saved all her money she made while at Accredited?

Something in my gut and on my Internet tells me that something reaaal fishy may be going on here with this Anna Cuevas. Maybe Anna will want to chime in here.

Thanks Goldie. I am not sure what is up here, but as I mentioned, it looks fishy and I assume many people will agree. Yes, we help people for free, but it is obvious that we are supported by Google Ads and You Walk Away.

She is either truly an angel doing this for free or a clever marketer.

all I can say is WOW..she pretends to be a christian which is what drew me to the website...what a shame!!!! never got asked for money only read the threads THANK GOD!! I saw the link to her site on here, visited the site, and have exchanged several emails with her...( And I too have wondered what "the deal" might be)...I like to think that there are good people out there who don't have an ulterior motive, but my radar was/is up.

I have no intention of "hiring" someone to work on my modification, and even if legit can't afford it...So far she has been nothing but informative and supportive...And while I got most of my contact info from posters off this site, she did provide with me a couple of other names of people/agencies I hadn't thought about contacting...She read my "complaint" letter, and gave me her thoughts on what to leave in, and what to leave out...Gave me an idea of who and at what point to contact different people, etc...And she also told me how to get past the phone maze at Fannie Mae.

She told me I had a good grasp of my situation and was doing a good job of handling good things on my own.

So, so far, my experience has been positive...Reading over the site she does seem quite knowledgeable, and is able to answer people's questions fairly specifically and simply.

I do agree there are some red herring signs, but until I experience something from what I have so far, I can't say anything negative...Although everyone should stay aware.

If my experience changes I will certainly post it.

I exchanged emails with Anna a few months ago on her website. My attorney (whom i paid $2500) had just been shut down and was gone in the wind (with my money btw), I had just been denied my trial loan modification and I was feeling absolutely hopeless. Her email responses to my questions were extremly direct and QUICK! It was like having a one on one conversation with her. But, more importantly, her responses were full of encouragement. She reminded me to remain positive. She took the time to help me understand the financial numbers, draft my letters to FDIC, the Treasury Dept and others. She gave me names and addresses...and she did it all via her website....free of charge. And its all there for everybody to share and read and learn. She never once asked me to retain her services, although I was fully aware she has her own modification company (since she also has her homeremedy site). She never hid that nor did she ever promote it. Is she an angel? I don't know. But I do KNOW she was extremely helpful when I needed it the most. I know its very difficult in this day and age to trust anyone and to automatically assume theres a catch....but I am telling you from my firsthand experience with her, I have had nothing but positive feedback from her. She was very informative and helpful, and I was very thankful.

Thats good. But how does she make money?

As I said, I make money off the ads on my site which very, very few people click on. If I didn't, I'd have to sell you something or live off donations. FYI, donations are not enough to keep this site going.

It would be nice if she was as transparent as she is nice. That is all I ask of people who help people in distress.

It is not a crime to make money and to truly help people or to just help people. I am not sure if Anna makes no money because she is independently wealthy and just thought she would take on the angelic role of the philanthropist home saving angel or there is a switch somewhere coming after the HAMP guru bait?

I thought somewhere in one of the messages on the site, she mentioned going to work somewhere, ( like a bank maybe), and that she answered questions on her site in the evenings ( her time)...I can't really remember, but I was under the impression she had a regular job.

I dont know how Anna pays her bills...I never asked. You did ask your members, however, to share their own experiences with her. Again, she never asked me for money....she only gave me guidance and advice which is all in plain view on her site. I am very grateful for those who are trying to look out for us "gullible" people, but please know I would never share information to others if I thought they would be scammed. Perhaps Anna is wealthy, perhaps she pays her bills by working at her modification company...perhaps people do hire Anna to help them and if they can afford it then, great...again,I dont know..

All I know for sure is that this world is already so full of anger and animosity and blame. So when someone, such as yourself Moe, or Anna, or anyone for that matter, offers free help to strangers...gratitude should be forthecoming.

Anna has actually praised your site Moe by saying she respected the work you are doing and glad people were so giving of their knowledge, time and resources. As do I and others. Sometimes it really is just about paying it forward with no hidden agendas. It would be nice if you werent so slanderous against Anna and her site. I do not believe there should be a "competition" of sorts of whose site is better. I do wish you would change the way you seem to be portraying her as some sort of malicious villain...its a bit offensive to your members who have had only positive experiences with her.

She lied on her linked in profile. She clearly states she works for Home Remedy, a loan modification company in her newsletters, website and linked in profile. This isn't malicious, these are facts. I am glad you had good feed back and info. Cool. I just see warning signs here of something fishy and I will warn those that care to listen to what I have to say. In the end, everyone can do what they want.

Thanks for keeping on top of this. It is a good lesson for all of us to be critical and cautious. Many of us got into predatory loans because of naivete, but our eyes are open now. If any of you who are in touch with this lady get the niggle that something is not right, let us know! But if she is helpful, then just take all the (free) help you can get! And for sure don't let money exchange hands till you know what the result is. No One that I know of can guarantee a loan mod.
