    question about SS approval

    For a friend of mine. she has been renting this house for a year. Some months after she began renting it she received a NOD on her door. Landlord told her not to worry they were working on a modification. Modification didnt go through and now they are working on a SS (2 months ago). House is not on the market and she came home to TS paper from recontrust for mid May. I looked in the recorders online records and found an assignment mid April had been completed on the property. My question is when you are approved or being considered for a SS does that halt FC activity? She is asking me questions and sad but true everything I said was gonna happen is happening...lol, they are working her.

    There are so many people out there in the same position your friend is in now, especially when it comes to a rental property it is much more difficult to achieve a loan modification. If the landlord is actively working on the short sale there is a chance they will get the sale date postponed an additional 1-2 months until the lender makes a decision..
