Page 41 (first column) has an overview of the short sale procedure. Page 42 (top) shows additional information on short sales where the borrower may be forced to make a contribution (unsecured promissory note). There is also an example note document in the pdf. May even be contact information for theyir loss mit department. Maybe you can get a better promissory note result if you talk with them directly instead of going through the mortgage servicer.
