Question Short sale after NOS- is this possible?

Hi everyone,
Like everyone else is doing, I'm trying to saved my home for several months now but to no avail. I saw some hope sometime August 21st when I got a letter from Wells stating to give them more time 45-60days to work on my loan mod. Then I was caught offguard when a "Notice of Sale" was posted on my door last Friday. This is also recorded on the county.

I need answers on following questions since a realtor I know is pushing hard to have my house listed to avoid me from filing BK due to both recoursed loans.

1.) Is it still possible to negotiate a short sale when a sale data has been set(mine is Oct 8th)? Will Wells Fargo going to suspend sale date if I do this?

2.) Also, I got a letter from Wells Fargo VP dated Sept 14th about calling HAMP may able to save my home and I should call them by Sept 25th otherwise, my home will go foreclosure sale. Can I do this while my house is listed for short sale?

3.) I still wanted to save my home. Do you think it will be much better to address item#2 above with Wells Fargo before putting my home for short sale? Or I can have a realtor list my home for short sale while dealing with my lender at the same time? Any insights?

Loans:
Wells Fargo - $640k
SLS - $120k

I see similar house lised for short sale for $399k.


I highly appreciate anyone's inputs and advise. Thanks in advance..

Hi ultimate,

I have a short sale pending since May 09. My negotiator had to postpone auction for my condo 3x already. The next date is Nov. 19. I am not sure what will happen...possibly foreclosure.

I think it's possible to still have the short sale as long as you call your lender to postpone the sale....

But oct. 8 has passed...sorry.
