| Short Sale in Tampa Hello and thanks for allowing me to join! I hope this spot is ok for this post. Anyway, let me get to the point. I have wanted to sell my Condo in I have tried a short sale from last Sept 08 to Feb 09 for $70K and not one person came to look at it. I am going to relist it for $65K (with a new realtor). This Realtor told me to draft a hardship letter and just have it ready for when we need to contact the bank. I am requesting some assistance in this subject. I don’t think I can state that me wanting to move overseas is a hardship can I? (I plan on getting married). I did look at my monthly income and what I make v/s my mortgage & association fees are at a 48% (I was told it should be 33%). Some other info... My mortgage is a 80/20 ARM. I did not put anything down when I got it. The 80 is around 8% APR and the 20 is around 6.35%. This is my only place of residence and have lived here the entire time since I bought it (02/2006). This is my first place I have bought. I have excellent credit (don't know if that matters). I am always on time with my payments and have usually rounded up my interest only loan. | Re: Short Sale in Tampa To document a hardship you will need to present a household budget that shows that you have littler or no disposable income left over after paying all you bills. IF your Mortgage payments are 48% of your take home pay then that should not be a problem. Hope that helps, |

| Re: Short Sale in Tampa Yeah, I need to provide 2 years worth of tax returns, 2 pay stubs, my last 2 bank statements and a hard ship letter. I have seen other people have some suggestions for the hard ship letter and I was hoping I could maybe get a templete I can use. Thanks |
