First Horizon giving me troubles - Loan Modification Forum

Here is the story:

Home bought for $350 in 2007
First loan with First Horizon - balance about $275
Second loan with First Horizon - balance about $50k

I know we are a little under water... maybe about 10k. I have called them (First Horizon) about 20 times and they keep saying that they do not have any guidelines for refi'ing my loan. It is a Freddie loan.

Does anyone know what my options for refi'ing are? I just want to lower or monthly payment and they are making it super difficult.
