servicer charging for requested QWR docs

Hi, I am helping a friend whose house has already been through the sheriffs sale, mainly started because I was looking at her settlement statement and noticed she was charged $4000 for an origination fee on a $200,000 loan, as well as $4150 for a broker fee, among other misc charges. Her settlement charges at closing were almost $17,000, not to mention the 12.69% interest they had her paying. We sent out a QWR and she received a copy of the original note and a copy of the mortgage, and a letter stating that if she wants any other papers she has to send them a check for their charges for those papers. Has anyone ever heard of this? Any thoughts on this?

Yep............it can be found on the back of a statement or online in the fee structure section..............and some lenders do charge a fee for certain documents such as the Note............Deed of Trust......copy of a payment history........amortization schedule........just to name a few.............but it varies from one lender to the next.

This bank is so difficult to deal with, this whole charging for documents makes them that much worse. Every avenue they have tried to save their home has been shot down. They have 60 acres tied up in the mortgage, and the bank is so unwilling to work with them on anything. It is so frustrating. I have to think there are RESPA or TILA violations with an origination fee of 2% and 2% broker fee, that doesn't seem like an honest loan, along with the interest rate they were paying. Every thing we have asked the bank says NO. Why do they want to be so difficult? Sorry, just venting, these people have nothing after this. No money, no place to live, nothing, and this bank just does not care. I do not understand that!!

I want to say my servicer charged me about $75 for sending out the docs if I can recall correctly; maybe $85 max.

any of them cheaper if they can email it to you? it would be easy enough for them to verify you recieved it....

I'll answer my own question for myself. I got on to our Countrywide website, went into "my accounts", and was able to print off a fewe of the commonly asked for documents in QWR's. No charge, I think they offered 25 months back, free. Although the faxes that they had scanned in from the title company weren't the greatest.
