3 loans are all 5 years fixed interest only loan

I have had 3 loans ( one primary two rental homes ) are all 5 years fixed interest only loan ( same lender) will be rest much higher rate coming in September.2009. I have never been able to reduce my principals
all 3 loans are refinanced with cash out and 2 of 3 homes are upside down (zillow) I may have to loan md but if rejected then foreclosure or short sales , walk away and or BK

what are the chances that it is worth while to investigae if predatory loan and need fronsic loan audit. Where I can find a reputable real estate attorney specializing these situation and what kind of money to be spent??
