Unhappy AHMSI loan modification

I have been trying to get a loan modification from citiresidential since July. I went through the Hope process of sending in hardship letter, and paystubs and W-2's and whatever they asked for. Then I waited for nothing, the ARM of the morgage adjusted in July and then again october. We fell behind payment. I tried to make the original payment and cashed in our 401K and all our savings as they recommended. Then I get a denial for lack of documents. Every time I call I get a different story. They promised to assign someone to our case and they never did. The HOPE people were not helpfull at all. On December 22 we got a foreclosure notice. What do I do now. Get a lawyer to deal with them. I know we qualify for loan modification, so why don't they work with us. Before my deliquent payment my credit score was 720 and now its < 500. Now that my husband has part-time job I can't do anything because of my credit score. Don't they have any obligation to the home owners. I am a victim of Ameriquest Mortgage company who falsified our income and gave us a jumbo loan with adjustable rate.
What is the best approach. Should I start the process again?

I contacted both the executive office and the regular number at 8am NY time. I got messages at both numbers. I can not call from work otherwise I loose my job. I will call them during my lunch break. I will be carrying all my paper in my car. thank you so much for your response and God bless you. I was on line late reading all the info on this website and it is amazing. I feel little hopefull when I see I am not the only one suffering with these mortgage companies.

i called the citiresidential number as you suggested. i got to speak with Jose S. He actually found all my paper work and said they did have all documents but it looks like no body put it through. I did fax my documents again except one that he wants an update on. Believe it or not i am a Ob/Gyn specialist in NY that was laid off by the hospital. In fact for four years I am trying to get a full-time job but there in nothing available in Long Island. Hospitals in NY are firing doctors and nurses and whoever has more experience gets the axe first.
Now in addition to the part-time I started my own practice part-time. They want a gain and loss statement for the business. I send an estimate for Sep-Nov with all my business account statements. Now they want an update. Patients I see now, then I bill the insurance and they pay me like 2-3 months later. Yes I do my own billing and work only with 2 part-timers in my office to cut cost. I have to fight and resubmitt claims continuously to get paid. That is one major reasons doctors are living NY in flocks.
Do you have any recommendation regarding Gain and loss for a new business?

Here in North Carolina there are several non-profit organizations to help new busness owners with financial questions such as that. One that I tried to use at one point was the association of retired businessmen. They offer all kinds of help with things of that nature.

In addition to what Dan mentioned............I just asked an accountant for the help putting that together..............if you have one do your taxes, they may be able to help you put everything you need together.

I contacted the executive office of citiresidential and resubmitted all my documents again for the third time. I have been calling them once a week till finally last week they said that Ms.Woods is assigned to my case. I continued calling her several times and end up leaving a message on her voice-mail. She never called me back. Yesterday, I called her three times till finally was able to speak with her. She told me that she has loan modifications from october that she has not finished working on. She had a extremely lazy attitude when she was talking to me. At the end, she said "well by Feb 11th your loan will have a new servicer!" I asked what that ment: she said " every thing will be taken over by Amercian Homes, and they will look at my file. Basically she has not looked at my file for the past month. I have resubmitting papers to them since July of last year and they keep saying they are missing documents. They never bother to assign my case to anyone. And now that they have she could care less because another Company is taken over. Any idea what to do next?

No hope of loan Mod wtih citiresidential

I have been in contact with Executive office for the past month. I have submitted all my documents again (the third time). I called several times and spoke to Jose who assured me that my file is complete and been submitted to the loan modification department. I kept on calling them once a week till finally someone was assigned to my case, A miss Woods. I kept on calling her number leaving messages and never got a call back. Yesterday I called her extension three times till I got to spoke her. She told me that she is working on files from October and by Feb 11th all the pending files including mine will have new servicing: American Home. She sounded very lazy with no worries in the world. My case is she will be hanging out and doing nothing till February 11th.
What can I do next? Meanwhile they keep reporting the deliquent payment to the credit company which has ruined me. Even though I have some equity in the house I can do nothing because of my credit score. Please help.

There isn't anything that you can do at this time until after Feb. 11th when the transfer occurs...............your loan is being transferred to AHMSI............which you should have either received a notice already or will soon..............and unfortunately you will have to contact their team to finish the process of the modification..........

As soon as your loan is transferred you can fax your hardship letter and follow up with a call to the two execs from AHMSI they can help you with the modification process from there...........

I recieved a letter from Citiresidential and American home Mortg. that my loan getting transfered. Now my Loan amount went from 583,000 to 677,0585. The AHMI does not ever say what the interest rate is. Citiresid took partial payment of 5305 dollars in months of Sep,Oct, and Nov of last year. They did not deduct that from my mortgage.
AHMI asking for monthly payment of 9,523.45 dollars, the same amount that I have been fighting with Citiresidential since last July. Our income is only 6000 dollars what am I suppose to do now?
I have been a physician for 10 yrs in NY, practically working for free with the hours I put in. Now my child qualifies for Medicaid.This whole situation is so depressing, and hopeless. I have tried govement and local agency and they just tell you that the system does not work and I should complain to the state reps. how is that going to save my family from becoming ********?

Exclamation Help with Ahms

i faxed all my documents to the executive office about 10 days ago till finally I got a message from someone named LIN Win.
I have spend three days calling him but I just get a voice message, finally I got his e-mail and e-mail him yesterday. I got a reply today already asking how much money I can give for down payment. they have not even offered me a loan modification. I also asked who owns my mortgage and they won't tell me.
What do I do now?

Thumbs down Help with Ahms loan Mod

i finally spoke with a live person, Lin Win, but before he even get my paper and complete my file. He is telling me my principal will be increased by 57000 dollars and I will get an adjusted rate mortgage again with 7% APR. Our budget is 6500 dollars and our monthly payment will be 6000 dollars. In addition he want be to send a downpayment of 11000 dollars by wire on Monday. I asked why do I need to send a downpayment before my loan is even approved. I know I can not afford these monthly payment so what can I do now?

is this even legal asking for a downpayment money up front.?

if you are in default...............yes.............collections can ask for payments.............and they say whatever they want to get them.

Question help with Ahms loan modification

Just to give an update, I have tried loan mod with citiresidential since last july with no progress. I cashed in my 401k to make partial payments (3 x 5300 dollars). Now Ahms has taken over. I called the executive office and faxed all my documents again. A mr.Lin want to do a modification with 6000 dollars monthly payment while our income total is 6000 dollars. He sound like a high-school drop out who wants me to send in 11000 dollars that I have saved by wire ASAP. He also will not tell me who owns my mortgage. Further more, my partial payments were not applied to the principal amount owned. I do not want to loose my home?
i also called Christine Sullivan office and got a voice message.

My mortgage was transfered from citiresidential to AHMSI. I have submitted all my documents, but the only person assigned to me LIN G. keep asking for a downpayment of 11000 dollars. He wants to give me another adjustable loan that we can not afford. And he tell me that i don't qualify for anything better because of my credit score. My credit score was 740 before they raised my monthly payment to 10,000 dollars per month with 10.5 interest rate. I have gone to the Nassau county Housing Department after cosulting Nassau county lawyers firm. Now all my credit cards are closing because of the report of the Mortgage payment and this affects my small business. I have called the executive numbers listed on your web site several times and no one is there to talk to. The only person that keeps calling me and e-mailing me is the yound guy Lin.
i would appreciate any advice? Why I don't qualify for a loan modification regardless of my credit score?

try refaxing your hardship letter, make sure that your loan number and contact info are on the letter.............members here in this section are getting contacted within 48 hours of faxing to the VPs office and calling leaving a message.

When you call Jeanne Drake's office, a Lindsey answers. I guess she's her assistant. Anyway, she is very helpful and can maybe tell you what's going on.

To stillwithhope if you follow what *** is telling you you will be surprised on how much better help you will get from the contact numbers she is giving you.Stop dealing with the other people that are asking for money until you try cats advice. Good luck to you we are all in the same situations trying to save our houses.

tired of Ahms

My mortgage loan was with citiresidential and then switched to AHMS. I have called and faxed my documents to the numbers you had, executive office. They never returned my call. They assisned a negotiator who just want to collect money from me. I have submitted documents to him repeatedly: my spouse and my pay stubs, my profit-loss for my business. I even went to a Nassau housing counselor who contacted Lin N. and supplied the document again as per her recommendation. Now I recieved a denial because the owner of the loan does not want to do a modification, as per letter of AHMS, and that they don't have my pay stubs.
I waisted so much time and hours of calling and sending documents. How can they do that? I don't have money to pay to a lawyer. I am ready to leave my home and see what they gone do with it. Please give me any kind of advice. I am already more than 9 months behind. Whatever partial payment I made just went to owned payments. I am in desperate situation.
