Nominated 0 Times in 0 Posts TOTW/F/M Award(s): 0 | Good Morning, As you can tell I am a first time user of this site. I too am having an issue with AHMSI. Here is what is happening. Our loan which is a Neg AM loan (I think, my wife did all the work on the loan), anyways all we knew and what we believed was that all we had to do was pay the interest only payment for the first 5yrs ($1300) of the loan and then it would adjust upward to a payment of $3200. Well we knew we could swing the $3200 in five years cause by that time we would have the credit cards payed off and we would only have to worry about the mortgage. Well in May we were notified by AHMSI that if we continued to pay only the interest payment that we would exceed the interest only payment option by September 1 and that we would have to start paying the $3200 on Sept.1. Well lets just say when we heard about this a lot of emotions came forward. We immediately called the company that we did the loan with, Pope Mortgage. We contacted a Brenda and she explain what AHMSI was talking about. My wife asked why we were not told of this when we signed the papers and we were told that it is in the loan documentation and that it should of been pointed out to you. My wife states that it was never pointed out. Anyways we thanked her for her help hung up the phone, again more emotions came to the front. We did not sleep well that night. In July we contacted our lender/broker Pope Mortgage in requesting a loan modification on our mortgage. Brenda at Pope Mortgage said she will get the ball rolling on the home mod but there was a fee of $3000, we paid this fee, she also stated that loan mod process would take 45days to complete and that we would still need to pay our monthly mortgage. This did not bother us cause we were still paying the $1300 and 45days would give us ample time before the increase on Sept 1. In August we get a call from AHMSI from a Beverly Cummings, we could not understand her at all on the voice mail it took us several time replaying the message just to get the 800 number she left us, but we could not here her extension number. So my wife calls AHMSI and no one there as ever heard of a Beverley Cummings, my wife got passed on to another person that said he knew of her and that she was new and that is why nobody has heard of her. He took our information down and said he will get her to call us. Well by the time she called us we have already made our Sept. 1st payment ($3200) she talked to my wife and told her she needed all of our financial paper work, My wife told her that we had did all the paper work with Pope Mortgage and signed all the documents and that she needed to contact them. Beverley then got snotty with my wife that made her cry and it was hard for her to talked to Beverley on the phone. She mustard up enough strength to ask for Beverley's fax number and say that she would fax over the information she has requested and she hung up on her. That was the last we heard from Beverley. As the Oct 1st payment was coming close we frantically called Pope Mortgage and could not get a hold of Brenda but did get in touch with Gloria who is now handling our loan mod. This time it is I on the phone. I informed Gloria that we are well past our 45days that we were told our loan mod was going to be done and told of the dealing we had with AHMSI and Beverley, she said that she would look into it and call me back in an hour, well 2hrs later Gloria called back and she said she too had a hard time trying to get in touch with Beverley, but she was able to find out that our loan mod has been set up to the approval dept. but that is all they would tell her. So now here it is October we still know nothing of our loan mod my wife has short payed the October mortgage payment by $2000 to see if that would get their attention. I am at a lost as to how or where i should proceed next. Any help that anyone could help with would be greatly appreciated. Thank you in advance for your help. What you would need to do to get some attention and find out what is going on with your file is to put together a hardship letter and an income/expense sheet using he examples in the Homeowner Tool Box to the left of the forum............ Put the hardship letter into the body of an email along with your loan number and a contact number and send it to each of the email addresses below................ also fax the hardship letter to Jeanne Drake and call and call her as well and tell her about the runaround you have been getting and that your rate has adjusted and you are not able to handle it. Second I have done what you have posted with the one exception of Jeanne Drake. I will take care of that first thing in the morning. I just received a call from Elba, Beverly Cummings boss. As you know Beverley was our agent with AHMSI that we have not heard from since August. Anyways Elba has told me that we should have the approval on our loan mod by the end of this week. She had told me that it was approved a couple weeks ago but the short payment we sent in had changed the numbers and they had to resubmit the loan mod back to the investor in which in our case is Wells Fargo. So I will continue to update you all as to what happens when we get more information from AHMSI. Again I cannot thank you all for your support on this very emotional issue. Steve |

I do not know what it is about as of yet, i have returned her call and left a message to call me again. But what I find interesting is the e-mail I sent to all the folks at AHMSI on Sunday was sent to her from a Amy Sessner Macedo and she changed the subject of my e-mail by adding "Loansafe.org !!!!" in the subject matter. So do you think that they are a little worried that there is a site out there helping others on how, who and what to do in regards to loan modifications? I myself think it is funny. As soon as I hear from her I will let you folks know. Steve |

She called me earlier today, and I just called her leaving her a message. I emailed my letter to them all yesterday and got a response. Don't want to get my hopes up, but maybe they want to try to help us. I'll keep you posted and you do the same. |

In her message greeting she does say to allow her 24 hours to call you back, so I will allow her that and give her a call back tomorrow if I don't hear from her today. We did sign the docs and our first payment was Dec. 1st. WooHoo!! Well now everything has gone down hill fast since then. I had two surgeries in 2008 and I am finally released to go back to work. However I am like the other untold millions in the US that are having a hard time trying to find work. We have almost completely blown thru my retirement account and we are almost maxed out on our credit cards. We can no longer afford the home. We are trying to fine the best option that would be a good fit for us, Bankrupts, another loan mod, foreclosure or just simply walk away. The one good thing that is in our favor is that 90% of our debt is in my wife's name and so her credit will be ruined as soon as the smoke clears. And since i have the great credit we will be able to get a rental if needed. So my question is there a way that we could just file bankruptcy only under my wife's name and get rid of all her credit debt and keep the house? Steve |
