Help!!!!Where to start?

I have fallen two months behind on my mortgage and I need to send a hardship letter to someone with AHMSI. Can someone please recommend some contacts? I spoke with a gentleman last week and he gave me a fax #(866-452-1837) but I don't want to waste my time sending it there if it's going to end up in the trash. Thanks!!

Thanks for the info. Can you believe I'm faced with this scene and I'm a Real Estate broker in NC!! Should I try this on my own? My next payment is due next week and I am sure the funds want be available. I really need some sound advice on how to approach this if I decide to do it on my own. Thanks

You definitely can do this on your own! You should go to the homeowner toolbox and fill out the income/expense sheet (show no more than $100-$250 after expenses) and do your hardship letter. You need to contact AHMSI and ask them what else they require like bank statements, paystubs, w-2's (I'm not sure how many months or years on the w-2's they want). Fax them all the info they need and off you go! You should follow up with them on a weekly or daily even every two day basis to see if they got your info and where you are at in the process. You are your own best advocate so don't let them bs you or let them put you off, you have to push (be nice) to get what you want. You can do it....it just takes a lot of time and effort....stay focused.

Don't feel overwhelmed you can do this on your own. Make sure you use the contact information that was given to you on this board and keep calling and faxing. More than likely when you send a fax to Jeanne Drake someone will call you within 24 hours. That is how it happened to me. Once that person calls you make sure that gather all the information he or she asks for and send it to them. I agree that you should only show a overage each month of 100 to 300. I look a look at the tools in the toolbar and I did use the hardship letter that was there modified of course, however I just did my expenses on excel. Make sure you include everything like gas, food even things like Dr bills and medication. Once you fax it in call and make sure that your negotiator recieved it, I have heard on this board before that they have claimed to not have received the fax. After you know they have the fax and you know your negotiator's name I would give them a week at the longest to reivew it before calling in just to check on status. I found that with my negotiator the nicer I was to her the more she wanted to work with me and the more she was willing to return my phone calls.

All the people on this thread have given you sound advise. Get your info air tight when dealing with your lender\ modification dept. and stay on them. It is tedious but you can do it. I have a handful of broker friends that are in the same boat. YOU ARE NOT ALONE. Keep pushing and keep us posted on your progress.

Thanks for all the advice! I faxed my letter to Jeanne Drake on Monday & Tuesday but no response yet.

Interesting situation yesterday so I thought I would share it. I recieved a notice on my door Tuesday to call an important number(877-304-3100). To my surprise it was AMHSI. The gentleman ask me if I was prepared to make a payment and I responed "no". He then started asking question about my finances...monthly income, how many vehilces do I own etc.. My response was "I'm currently in contact with the loan modification dept". He proceeded to tell me that he was from this dept. and needed the info immediately. The gentleman was foreign and I was not convinced that I should give any financial info to him. I ended the call stating I would call back @ a later date.

Has anyone gotten a "door hanger" notice from AHMSI, and do you think I did the correct thing by not giving this guy info? Thanks

Well now it looks like they are paying a little attention to you. I would still take a moment and fill out the expense report on your own. Remember the industry standard is $200-$300. If you look like you could afford the mortgage as is, then they may tell you to budget your money better and deny you. Minimize the risk. Now you have their number and you can call them back so you're not blind sided. The lender will reach out to the borrower by various methods so the door hanger is not uncommon. When you call the mod dept. again, ask what city and state are they in to make sure you are secured. good luck.

Hi Guys. I have been faxing Jeanne Drake since last Monday and she hasn't responded. Any advice. As of Oct. 1st I will be three months behind and I'm afraid they will start the foreclosure process. I can make one payment now, but I'm denied access to my account online. This is frustrating!!

They may not accept a payment from you now.....try calling in to see if you can pay a payment over the phone. Have you followed up your faxes to Jeanne Drake with phone calls? Have you faxed and called Jim Davis too? I would call and fax them.....see if you can get them to pay attention to you that way.
