Smile Starting loan modifacation with AHMSI

Just wanted to say hello. I'm starting my loan modification process with AHMSI today. Wish me luck! any suggestions?

Be patient.......I started mine back in April and still have not heard anything. They did send a Notice of intent to foreclose. It is so nerve racking but we have to hang in there. Best of luck to you. I will keep you posted.

I’m not sure if this is a coincidence, but we received some correspondence from an attorney by the name of Moss Codilis stated it was on behalf of AHMSI. It stated that we have until 9/22/2009 to bring our account current or they will invoke any remedies including foreclosure. We are currently two months behind. Are they doing this because we are seeking a loan modifaction? In lace>Californialace> I thought there was a moratorium on foreclosure proceedings. I’m going to call AHMSI in the morning to see what this is all about. How come they are doing this now, we had been late for over a year.

Hi
My first suggestion is to try and find another mortgage lender, and avoid AHMSI at all cost!
If you are not able to do that, chances are you will betrapped in their vile and abusive web. Having said that, the best advise I can give you or anyone who is trying for a modifacation is to do thye following....

1. Record every conversation you have with AHMSI or whatever
company you are refinancing with. Check the laws in your state to
see if it is legal to tape a conversation when one party does not
know they are being taped. If it is illegal in your state, then as soon
as the contact is made, tell them you are recording the call. If they
don't express an objection, it is legal and admissable in court.
If the person objects, tell them you want to speak to someone who
will allow the conversation to be recorded.
If your state allows recordings when only one party knows it is
being recorded, I suggtest you do not tell them since you don't
have to. Chances are many of them will not want to be recorded.

2. Keep a diary, or a sequence of events. It should have the date and
time of the call, who iniciated the call, the phone number and
extension of the person you spoke with. Also, a brief description of
the contents of the call.

3. Keep copies of all the Escrow statement, and monthly billing
statements.

4. Before you begin the modification, ask them what the current amount
due is and the balance of your mortgage. Write it down in your diary

5. Keep copies of all checks, money orders or payments made through
their website, or by Western Union. Make sure when you send it you
write on ut what it is for ie; principal, escrow, ect.

6. Make the calls in good faith. In other words, you want to talk to them
like you were speaking to a relative. Chances are, they are going to
talk over you, or demand you pay them before they talk to you.
Refuse to pay them and keep insisting that they look up your account
first. Chances are they get a commission on the money they collect
from you, and the longer you keep insisting, the less money he is going
to make.
They will either look up your records, or they will hang up. Call back
and demand to speak with a supervisor, and if the supervisor is
uncooperative, demand to speak with his manager. Do not give up, or
give in. Make sure you ask the person at the beginning of the call, their
name phone number and extension. If they ask why, tell them if you
are disconnected, it will be easier for you to reach them.

7. If you haven't done so already, pull your "free" anual credit report.n If
you want to know your FICA Score, you will have to purchase that
from the credit bureaus. I think for all threer it's about thirty dollars.
Your FICA score will determine if you are eligible, and if you are going
to get a good rate or not. At least if they quote your FICA score, you
will know if they are being truthful.

I have seen too many posts where the person going through the modification, say they were charged thousands of dollars, and they lost the equity in their homes.

Be smart and protect your investment.......

Good advice plus, make sure that all payments are sent certified with return receipt, it is worth the small expense.

That will protect you against AHMSI claiming that they did not receive the payment or holding on to it and recording it late to charge late fees and report this false statement to the credit bureaus. All this fraudulent activity has one goal only: Destroy your credit rating so that you cannot refinance and then they foreclose on the home.


This outfit has to be stopped - legally speaking.
