He left a contact name in his auto reply email. I forwarded my email to him but he hasn't responded. I will definately call David Thursday or Friday. You don't know how far my heart sank when I got the letter. I felt even worse when I called the number and found out it was naca proposal. I had really high hopes. Guess I need to face reality..... |

I made the first payment, due 9/1, early. I made it 8/3. Both yesterday and today there have been updates to my account. The new payment is there due for 10/1 on one page but on another page it still shows the other payment due. They still have the old terms there but the transaction history is correct. There is also a master document added to my file. They have posted my workout as completed and closed. Each day it seems to update further. Maybe tomorrow there will be more updates? One can only hope. |

Instead I'm stuck in quick sand and sinking quickly! Guess we'll know tommorow if someone can pull me out. I went to work really depressed today. I should've at least tried to call him today. I thought he would be back in his office on Thursday. You guys really believe this man can help me? What about a plan B? If I get someone to say they are renting a room from me, what kind of proof would I need to provide? |

That's when I first called Bank of America. I had to wait til I was 90 days delinquent to get assistance. That's what my HUD counselor had advised me. It's been a long 2 days... |

I wish I would've looked into naca when the rep at Bank of America told me about it. Didn't really pay her any attention until I found this site. I thought she was just telling me about a company so I would stop calling them. |

I had sent financials to the rep that had been assisting me there. I'm not sure what to do. My appointment with NACA is not til Saturday. I know calling them now would be a waste of time. There are only reps that answer general questions and no counselors available at the call center. Haven't spoke to David. Keep getting voicemail after voicemail. Didn't leave a message either. Don't want him to feel like I am harassing him. Advice anyone? |

I had already update my financials with a rep so he said they will reconsider and my file has been assigned to a new negotiator. He said it is a good thing that my income has increased. ( It's been the same since NACA submitted ) He will code my account to reflect NACA. I asked about the negotiators that were assigned to me specifically works on NACA files? He said they do have a team that works just on NACA files but in my case I get a regular FHA negotiator. They don't have a NACA negotiator that works on government loans. Once the negotiator completes the examination, the information will be transferred over to the NACA team to be entered into the system. I also asked if I were to work with the OOP, would I get the same outcome? He said it would be my preference with who I chose to work with. No workout is guaranteed and no matter who you go with, you will get the same result. He said many people believe that you cannot be denied going through NACA, as you can see there are denials. So what does this mean for me? Do I stick to NACA? Do I work on my own with the OOP? I think NACA is just for loans that are not backed by the government. I believe their solution is limited when it comes to FHA loans. I haven't seen a NACA success story for an FHA loan. Has anyone? I'm going to wait to talk to my counselor tomorrow. If I feel I will be rejected again then I will try going with the OOP. |

The government was the hold up on NACA not being able to offer these modifications. HUD just released the new guidelines that will enable lenders to restructure FHA/VA loans, and it looks like they will help in a big way. Not sure if NACA's mod will be the same or better as BOA, although so far they have shown a very high success rate of getting better deals. Good luck!, Afishym 2% life of loan through NACA! HUD SECRETARY DONOVAN ANNOUNCES NEW FHA-MAKING HOME AFFORDABLE LOAN MODIFICATION GUIDELINES New FHA guidelines projected to help thousands avoid foreclosure per year WASHINGTON - U.S. Department of Housing and Urban Development Secretary Shaun Donovan today announced the Federal Housing Administration (FHA) has implemented changes to its loan modification program to ensure consistency with the Obama Administration's Home Affordable Modification Program. By August 15, FHA borrowers will be able to significantly reduce their monthly mortgage payments by seeking a loan modification through their current mortgage company or loan servicer under the new FHA-Home Affordable Modification Program (FHA-HAMP). "Today, we're bringing another important tool to the table to help struggling families who are desperate to keep their homes," said Donovan. "Tens of thousands of FHA borrowers will now be able to modify their mortgages in the same manner as so many others who are taking advantage of the Administration''s Making Home Affordable program. This is just the latest tool we are providing to help homeowners prevent foreclosures through the Making Home Affordable program. Earlier this month we announced an expansion of the Home Affordable Refinance Program to borrowers who are up to 125 percent underwater. Together, these actions will significantly increase the help available to homeowners." The Helping Families Save Their Homes Act of 2009, signed into law on May 20, allows FHA to give qualified FHA-insured borrowers the opportunity to reduce their monthly mortgage payment by modifying the mortgage through FHA-HAMP. FHA released the program's implementation guidelines today. FHA expects all servicers to implement the changes by August 15. The program permanently reduces a family's monthly mortgage payment through the use of a partial claim, which defers the repayment of mortgage principal through an interest-free subordinate mortgage that is not due until the first mortgage is paid off. FHA has used the partial claim option in the past, which allows a lender to advance funds on behalf of a borrower, to reinstate a delinquent loan that was up to 12 months delinquent. Now, this program will allow HUD to bring the borrower's payment down to an affordable level. This will be accomplished by bringing the mortgage current, buying down the loan by up to 30 percent of the unpaid principal balance and deferring these amounts in a partial claim. FHA will pay an incentive to loan servicers for each FHA loan modified under this program. A Mortgagee Letter, along with detailed requirements for the FHA-Home Affordable Modification Program, was distributed to all FHA lenders today. The implementation of this program will further the Obama Administration's efforts to stabilize the housing market by helping homeowners to stay current on their mortgages and stay in their homes, therefore preventing the destructive impact of foreclosures on families and communities. Making Home Affordable, a comprehensive plan to stabilize the U.S. housing market, was first announced by the Obama Administration on February 18. More than 200,000 trial loan modifications are already underway, tens of thousands of refinancings have closed, and informational mailings about the program have been sent to more than one million borrowers who may be eligible. FHA borrowers who are experiencing difficulty making their mortgage payments should contact their loan servicer or HUD's National Servicing Center at (888) 297-8685 to determine if they qualify for the FHA-Home Affordable Modification Program. The Mortgagee Letter, with detailed information about the program, is available on the HUD website. Non-FHA borrowers can find information about the Obama Administration's Making Home Affordable program at www.makinghomeaffordable.gov. ### |
