Wanting to purchase home with parent's help, can my income be added...

Hi. Kind of a odd question here. I have a foreclosure on my credit that has yet went pass the min 2 year mark for some banks. My parent has offered to help in anyway for my family to find a home instead of renting. My parent's credit is excellent. If they were to apply for a home loan, would they be able to count my income? In other words, if I could put my name on the loan, would my credit hurt the chances for approval?

I'm thinking that I would probably not be able to put my name on the loan. Meaning my parent would have to go at it with just their name. Any responses is greatly appreciated. Thanks!

    2 years?

who will give a loan after 2 years?
So if you had a foreclosure you can get approved for a mortgage with co-signers?

Depending on your situation it may be up to 2-4 years before you will be eligible for a new mortgage. However, even if you do have a co-signer with perfect credit the foreclosure may effect your eligibility..
