Re: what does freddie mac uniform instrument mean?

CIA, this was my experience. My loan papers referred to Fannie Mae, so I called Fannie Mae. After giving her my street address, she looked in her computer and told me I do NOT have a Fannie Mae loan. I told her the wording in the document. She said that is misleading, because that terminology is used in all mortgage loan paperwork. I then called Freddie, and the lady gave me the instructions to check on-line whether or not I have a Freddie loan. I don't have a response back from them yet. I then called HSBC and was told by the modification man that HSBC owns ALL of their loans, and my loan would NOT be Fannie OR Freddie. Please let us know what you find out.

this is the same identical situation for us. The title page of our loan gives the lender and then gives FLORIDA-single family Fannie Mae/Freddi Mac UNIFORM INSTRUTMENT. Everything that I can find out on this statement tells me that Fannie Mae/Freddie Mac secured the loan for the lender. Now that the loan has changed hands to Citi/AHMSI they are saying that we do not have a Fannie Mae or Freddie Mac loan and both places say we no longer do either. I am most confused because the original title clearly states the above uniform stuff and that was filed with the courts via Citi.

Currently we have lost 1/3 of our income and was unable to convert our 13 to a 7 due to a court technical problem and are now filing a chapter 7. Citi/AHMSI has had me fax over 3 times now the same information because, well I do not know what because is because they do not know.

I told them yesterday (5-7-09) about the statement on the original title page of the mortgage and thus they asked for it as well and that has been faxed 2 times now because they did not process the first one on the day before and I do not know why other then they are not doing their jobs correctly. Each time I talk to these people I get told something different. None of them seem to know anything about anything, bless their hearts.

Anyway, does anyone know what FLORIDA-single family Fannie Mae/Freddi Mac UNIFORM INSTRUTMENT actually means?

thanks so much,

Re: what does freddie mac uniform instrument mean?

mel..............that is just the standard loan documents that are used for all loans..................just like the settlement statement is a HUD form for all loans.........even if they are not FHA or VA.
Several of your loan docs will say Fannie/Freddie Instrument at the bottom including the

1003 loan application
note
adjustable rate note rider
deed of trust

just to name a few
