Hi,
Yes I did hire him, but not for our South San Diego home.
I hired him for our Arizona rental.
We owe $177444.00 at 6.0% for 30 years fixed.
Homes there are selling for the $130's.
I spoke with a woman who was very nice and she said they do principal reductions all the time and also could help after they find errors in the loan documents, she said 95% of loan docs have errors.
I did let her know it was a 30 year fixed at 6.0%.
She assured me the law firm could help us.
She suggested I send our original loan documents to be inspected. I did overnight them.
I also filled out several documents retaining him as our attorney, I scanned and emailed them back the next day.
She said she would make copies and send me back my original documents.
Next she said I would be getting Phase 2 via email, and that was on June 16, 2008.
So I waited, and waited. My credit card reflected the fees I paid for their services, $1995.00.
Next I decided to call Monday June 30, 2008. I am told by the office manager I will be CC'd to the team and should get an update soon. This he did via email.
I never heard back from that email.
I sent him a new email on 7/07/08, and I did not get any reply.
I guess I will give another call Monday, as I never got my original loan documents back. And no word yet on the status of anything at all.
Now, at the least, I am hoping for an escrow overage refund, and I really wanted to be able to release the escrow account. I want to pay everyone on my own, because the monthly payment of $1515.10 for this escrowed mortgage is not helping our DTI ratio to refinance our primary home.
We have an IO Arm and it resets June 2011.
We tried refinancing 4 times. 2 times we were offered the evil Option Arm, we ran. The 2 other times we were told our DTI ratio was too high.
We have no other debt either. No HELOC on either loan.
I would go the route you are doing now. I am reading a lot more lenders modifying loans and this is becoming mainstream, even if you are so far out to reset. I would just make sure to be in that surplus category....

Hi Angel - I hired them. I have had to call them and inform of things going on with my modification (which worries me that they didn't know first and call me), BUT - every time I have been reassured that everything was going to be fine.
Truth be told, I am frustrated with them. I would be happier if they were giving me information, instead of the other way around. I really do not have any idea what they are doing on my behalf other than I was told letters went out. I have never seen these letters, nor does my mortgage company show any letters from them. I am relying completely on what I am being told and we do not seem to be communicating very well.
The girl in the Audit Dept. that has been working my modification is very nice, but only been doing this for 6 months. That worries me. Not to mention...every time I have ever called her it goes to voicemail and she has not been very diligent about returning my calls. I have even sent her emails requesting her to call me back to no avail. Now when I call, I ask to have her paged, so I can speak to her directly. She is always nice to me, but seems very busy with many other files, which is not very comforting to me. This is a BIG deal for me (my home!).
I'm trying to take it in stride, though, and not be her worst customer ever...given the fact that I am emotionally driven in this. I would just feel better if she was more on top of things and if she was informing me of everything happening. I feel like I am constantly trying not to say anything that would make her feel defensive (like, how could you not know my modification was denied 3 days ago?! WTF?!). I actually received more information from my mortgage company yesterday than I have from her in two weeks. My negotiator actually said to me, "Why would you hire a third party to represent you in this anyway? You did not need one." And, I suppose she was right because anyone can be denied for free.

I am so pleased to see the quick response of the managers of this office. I contacted the office this week thinking I may use their services but first wanted to do some homework before the committment. I was honestly hesitant after reading these responses. I am still wondering though why I was quoted twice as much as the others? thanks for your quick response.

Its based on loan amount and the amount of mortgages on the property, i believe. You may want to call the office to double check.

I appreciate the quick responses and concern. I am feeling pretty low today about our whole mortgage situation and I am not sure if there is anything that can be done to fix things. Honestly though...I really don't know what to do.
