    Death of Husband Co-Borrower-Extreme Loss of Income

    Hi,

    My husband deceased on 12/2008 and since then I've struggled to pay our mortgage using ss death benefits for our son (now 18 so benefits are discontinued).


    Here our details:


    Mortgage 1: 394, 282 Mortgage 2: 66,000 = 3890 per month
    My Income: 67,000 Gross/Year = 3800 net per month
    Rental Income: 12,000/ Year = 1,000 per month (home is paid off, would like to sell but is not selling)
    Total Income =78, 000 per year

    The SS Death benefit was 1,600 but I no longer receive it as of a month ago and so it was included in my tax file for 2009 as income. We purchased this home with my husband's annual salary of $110,000 which created a significant loss of income.

    Question: I live in Maryland. Should I just fill out the paperwork for assistance online or seek counseling through a non-profit service? I am considering paying for help to expedite the process. Does anyone recommend an agency to assist local to me in Maryland?

    Updated with interest rates...
    Mortgage 1: 394, 282 interest rate 6.125% Mortgage 2: 66,000 interest rate 9.125%
    = 3890 per month
    My Income: 67,000 Gross/Year = 3800 net per month

    Also, will my life insurance payout from MetLife be considered for Loan Modification?
