Hi Moe;
I am a new member to the forum. Thank you for taking the time to review my letter. I appreciate your feedback and input.


To Whom It May Concern:

We are writing this letter to explain our unfortunate and unexpected set of circumstances that has caused us to be delinquent on our mortgage. We have done everything in our power to make ends meet but unfortunately, we have fallen short and would like you to consider working with us to modify our loan so we can continue making payments. Our number one goal is to make our payment and keep our home. We appreciate your efforts to help us remain in our home.
The main reason for our situation was: 1) my wife lost her job since July of 2008 and unable to collect unemployment benefits due to lack of credit hours according to the Unemployment Department, and she is currently still searching for a job. 2) My hours were reduced to 30 hrs a week instead of 40 hrs a week. 3) Medical emergency and medical bills on my son and wife, which we have to pay a high deductible per person before their operations. 4) In 2007 I lost my job with Lear Jet Inc. which was close to my home, and since then I started with a new company ( XYZ Aviation) located in Miami, FL. Due to commute of 200 miles a day, my gas bills has increased to $400 per month plus maintenance. 5) Since July 2008, we went down to one income and were unable to keep up with the higher mortgage payments due to our escrow account from the beginning of 2007 being short on funds due to raised taxes and insurance coverage in Martin County, FL.
6) Our vehicles needed some repair and more medical costs incurred when our son had a heart operation. All of these medical costs have piled up to the point that we are unable to pay.

Our situation has begun to improve because my hours have increased. We feel that a loan modification would enable us to continue to make on time payment provided you could work with us to lower the delinquent amount owed and the monthly payment.

We truly hope that you will consider working with us and we are anxious to reach and agreement that works for us.


Please find attached all of the information you need i.e. (2) most recent pay stubs, (4 pages) financial work sheets, and (3) pages of my 2008 tax return ..

Here is my ending that was written for me by a friend. She works for a lawyer that does foreclosure law. Asking for a payment amount might not work.. but it might. Also make it clear that you can not catch up on the arrearage. In addition if they help you your payment will never ever be late again.


Our situation has begun to improve because my hours have increased. My monthly income is _______. My current mortgage payment of ______ is ___% of my current income making it impossible for my monthly budget to balance. I addition I am several months behind and am unable to catch up on this amount.

I am asking that you modify my Mortgage to have a monthly payment of LESS THAN $_______ PER MONTH. With a Mortgage payment less than that amount, I know that I will be able to make my payment on time each and every month.

Please feel free to contact me with any questions you may have. I appreciate your anticipated assistance with this matter.
