Question Getting Help

I am three months behind and have tried on two occassions to get assistance with my loan. I am currently at a 51% home rate and if they would drop it even a few hundred dollars we would be ok. So I got a letter today from Indymac telling me to pay up in full by October 6 or they start foreclosure procedings. I am a single mom with 2 little ones and am scared to death we are going to lose our home. I contacted several lenders today for help and one directed me to Pacific Debt Solutionsw for help. I have talked to them and gotten the information and I can afford the payments to get their help. The guy told me I am a prime candidate for assistance and the modification but I am extremely scared of getting their assistance. Has anyone else used them or heard of them? I hate to give them money and it be a scam or end up in a few months with no home for us. I am lost and hate to jump into a good thing that is too good to be true, my luck never lets me be the one that gets the good end of a deal. Please let me know if any of you know anything about them or have had experience with them.

Re: Getting Help

Have you looked into the Home Affordable Modification Program? Before spending money on a company that MAY help you (or may help you out of what funds you may have), I'd check out the HAMP program and see if you qualify for that. You most likely received the "intent to foreclose" notice with the cure date to bring your loan current.

You say you've called around to lenders? Have you spoken to your lender and see what options they have available?

I have talked to Indymac and they tell me to pay or short sell. I do fit into the HAMP program but Indy has turned me down with no reasoning. So I just resent the information again to them to try again. I did receive the intent to foreclose letter (15 of them in one day, no joke!). I am just trying to figure out the best way to stay in my house. I am thinking about trying and then if it falls through I would have no choice but to try and sell the house and take the proceeds to get into something else, I just don't want to lose the house since we have put so much into it and I am finally getting back on track and could make it work. Indy just doesn't want to seem to budge to work anything out. I figured they would atleast try to work something out to keep from getting the house back.

Re: Getting Help

You may want to look into a real estate lawyer from here Lawyers That Get It – 090909 (2) Livinglies’s Weblog (click the 2nd link)

Make an appointment with one in your area and have them look over your deed paperwork and see what options you have.

Remember, you didn't have your own house when you first moved out of your parents' house. Renting is a lot less stressful. If you have saved any of the money you haven't paid in the last 3 months, you will begin to realize the benefit of staying in the house without making a payment as long as possible.
