WF Loan Modification

Hello, I have a question regarding WF Loan Modification. I have received a formal approval loan modification stating that the next payment due is 6/1/09. I returned the signed modification with the requested downpayment within the alotted time frame. The check has cleared my bank account. According to www.wellsfargo.com/assist , it shows that the account is under final review. I just need to know what are the chances them declining the mod?

yeah what was the outcome? Did they modify your loan? Whats the new interest rate? Did they lower your principle?

Was the down payment the same as your new mortage payment. I am going through the same thing and they site states paperwork is being drawn up so i am nervous how long did it take for you to get the paperwork and have to send the downpayment back... Were you previously on a forbearance agreeement or did they just modify it completely. I was on a forbearance plan that was completed in may. Just curious.

i faxed in paystubs, along with hardship letter and also bank statements.

thjey did the forebarance for 3 months then i got the perm mod which the payment was lower than the forebarance was.

i am sure it was a perm mod.

i was not that concerned about the payment as it was an adjustable that was scaring me to death!

it took about 30/45 days , very stressful but trust me in the end it is worth it.

I applied for loan modification with Wells Fargo in October 2008. I also attended a foreclosure prevention workshop put on by a HUD non-profit. Wells presented at the workshop and also assisted one on one at the workshop. The Wells Rep who reviewed by file online indicated that the Investor requested an appraisal but could not say anything else but that it was odd. I left the workshop worried so I enslisted the help of the HUD non-profit group. After weeks of trying to get Wells onboard with them being able to talk to the HUD group, Wells sent out a denial because it "was not in the best interest of the investor". The HUD consultant contacted Wells to enquire what that meant and it simply learned that the investor was not doing modifications. I was told by HUD try again in about 60 days. In the meantime, my phone rang off the hook by Wells attempting to offer a Short Sale. Of course I refuse to do a Short Sale as it really defeats my attempt to keep my home. I waited until the March/April 2009 stimulus guidelines to be set and reapplied. I gave all updated financials and waited..and waited...and finally was told my finincials were to old and had to start over...This time was told that Wells was now doing their submissions online and it should be streamlined. The streamline process took a couple of months to get a loss mitigation agent assigned. I received a phone call at home on a Saturday from Wells indicating that an agent was assigned and that in about 60 days I should hear something. I then found this forum and learned about Wells Assist and looked up my file. And yes my file said the modification was in process...About a week later I received my denial (the denial was dated almost the same time the phone call to my house indicating that someone was assigned to my case). This time the denial indicated that "the request would be outside the investors guidelines". Now I have tried to get information from the HUD people as to what this means and so far they have been non-responsive. One HUD Consultant said I should file bankruptcy! I am not sure why I would file bankruptcy as I don't have other debts than my house. I am very disappointed with HUD as I feel they did not work the file (in all fairness, they are overworked and understaffed) and did not do anything I had not already done myself. The salt to the insult wound was HUD's instructing me to file bankruptcy and they did this without even giving Wells a phone call to follow up on the denial. And by the way, the Short Sale phone calls from Wells has begun again. As soon as their denial hit the record, their Short Sale dept began calling at all hours again offering to Short Sale the property. I am perplexed though why it would be "outside of the investor's guidelines" to save my home but not outside of the guidelines to Short Sale my home. I would think the dollar of the Short Sale would pose a greater loss than modifying the loan for me to keep my home.

HUD programs - i am not sure that these people know what they are advising people - I was in the same frustrated situation when i talked to these people
