Income question and trust?

I have just entered the loan modification arena and I am getting different answers to my questions from these loan modification companies.
My question is; I am currently unemployed collecting unemployment checks each week. Is this regarded as income?

Do I need a job to qualify for a loan modification?

Also I am seeing the news about companies taking peoples money and then disappearing. How do you know if the company you are dealing with is reputable or not?
Is anyone else having this trouble about trust?

Welcome to the forum and thank you for joining.............

LoanSafe is a free informational do it yourself forum, we wouldn't have information regarding companies on the forum itself, we help members go through the process on their own..................a modification is something that you can achieve on your own........however,
If this is the only property that you own and you are in need of additional help................you can try going through a non profit such as NACA instead.........they are a HUD approved counseling agency and the services for their Home Save modification are free............

If you own additional properties and would need the extra help..........you may want to look into hiring law firm to help with the modification......

As for income...............if you meet the criteria for the new Home Affordable Modification program.............they would be able to use unemployment benefits..........

The borrower’s Monthly Gross Income:

is the amount before any payroll deductions includes wages and salaries, overtime pay, commissions, fees, tips, bonuses, housing allowances, other compensation for personal services, Social Security payment, including Social Security received by adults on behalf of minors or by minors intended for their own support, annuities, insurance polices, retirement funds, pensions, disability or death benefits, unemployment benefits, rental income and other income.
