    When do I cancel the insurance?

    Our trustee sale is scheduled for July 11. If all goes well, there will be no postponements. If the sale happens, when can I cancel the insurance? The next day? I'm not sure at what point the house is out of our names. Once it goes back to the bank are we off the hook for the insurance?

    Cancel it now. You are not responsible for the house as it is in foreclosure and the lender has decided to exercise it legal right under the Power of Sale on the property.
