Is there anyone here who has been to or knows about New York State Foreclosure Conference Programs? I live in Suffolk County, NY and have a date set next month to meet with a Judge and the representatives of Wells Fargo. Could anyone give an idea of what really goes on and if I should get a lawyer, pro bono I hope, to help me?
They are offering us lawyers who will work for us pro bono if we do not have the money to pay one. I worry if these lawyers will really work to help you or just go through the motions because they signed on to do a required amount of pro bono work.
I wonder if a lawyers that specializes in foreclosure prevention and who charge a price for their services would work in my best interest. The funny thing is that where I live most bankruptcy lawyers claim that they also practice foreclosure prevention. I know I may sound a bid paranoid here but I am just wondering who I can trust right now. Thanks everyone.
Documents they want you to produce:
The mortgage and the mortgage note
The Truth In Lending Disclosure
The HUD-1 Settlement Statement
The original loan application
Power of Attorney if one is applicable
Home Equity Line of Credit Documents, if applicable
Any notices or letters received regarding your mortgage payments or arrears
A list of all payments made on the mortgage debt as well as any fees charged by the lender or associated with late payments
Documents showing your month income and expenses. Your most recent tax return, pay stub, 1040 or W2 form, or social security benefits.
A copy of any workout or settlement package received from the lender or already sent to the lender
Any other documents which you feel the court should be made aware of.
Plus an enclosed financial worksheet fully completed.
Is this the meeting at which a sale date is set?
