Nominated 0 Times in 0 Posts TOTW/F/M Award(s): 0 | Philadelphia Foreclosure Hello, So, I am still trying to work out a modification with First Franklin/now Home Loan Services, and we are going into month 3 of our pre-modification process. Even with the agreement in place HLS still sent us to their attorneys and so now, as of January 7thm we are being sued for Foreclosure, but were told it is on hold.. BUT, in Philadelphia every case that comes up for Sheriff's sale must be present to a judge at a concilliation meeting, where we will meet with representatives of the mortgage company to see if a modification can be acheived, something we have been trying to do since July!! So, in Philly we are required to meet with a HUD certified housing counselor, which we did, and he is using the plan that NACA submitted back in October to our lender, and now we all have to go to court on March 26th. My question is this, even though we have been making payment on the pre-mod, we are still considered late and are now 7 months behind, the HUD counsleor was surprised at the fees we are being charged, he thinks they are exremely excessive for this stage in the game so I called today to see if they are projected amounts or actual incurred costs and the lawyer said they are actual incurred costs! the fees are over $10,500.00! AND, they are also charging a escrow shortage of over $7,000? We have been with them less that a year, our insurance is up to date , never been escrowed, and the taxes are excrowed at the amount of about $700.00 a year. They did set up an escrow account for the taxes and we were told that was being paid with the $ we are sending in for the pre-modification, so I am unsure how a loan of less than two years, with a total of less than $2,000 in taxes and insurance costs per year can be short over $7,000?? I don't know what attorney's charge, does this seem excessive? |
