 <font color="#000000"><span style="font-family: Arial">We have sent in RMAs, bank statements, financial worksheets, and hardship letters. Then we have another &#8220;meeting&#8221; and we are told we need to send in fresh documents. This just keeps going on and on.</span></font><br />
 <br />
 <font color="#000000"><span style="font-family: Arial">For instance, in February we submitted all new paperwork because some of it went stale we were told. I sent in all out W2s and bank statements and anything else requested.  So now we have a meeting tomorrow morning and just this afternoon I received an email requesting our 2012 tax return and some other letters of explanation. </span></font><br />

 <font color="#000000"><span style="font-family: Arial">This seems like it is going to never end. It is almost like some is purposely delaying and it is very frustrating. Any thoughts or ideas on what we can do if anything?</span></font><!-- google_ad_section_end --></div>

My husband lost his p/t job 3 years ago and ever since then its been a nightmare around here trying to pay bills.  So we filed chapter 7 bankruptcy which is now in the works and notified wells Fargo.  Our court date is in early June. I applied for a loan modification loan online and had my husband call there shortly after I submitted the form.  The person told my husband that we did qualify, we couldn't send in any pay stubs or tax returns because they are in the hands of our bankruptcy attorney so wells Fargo called there and got the info.  Now wells Fargo told us we needed to make 6 trial payments of a lesser amount than our house payment because with his job loss we just could not afford the house payment. We had to sign some agreement papers.  Now what I would like to know is what happens after the trial period is up?  Will they issue a a modification loan?  He was told that if we missed one of these trial payments the whole thing would be null and void and they would want the regular house payment.  Can someone explain this to me? They won't talk to me, since my husband was the one who made the itnial call, and I am very worried that we wont be able to afford propane this winter to heat our home.  Please reply with any info to help me out here, thank you so much.<br />

I am currently in process to secure my home loan with Wells Fargo. Its a new construction and closing date will be sometime during June. We did an interest rate lock at 2.75&amp;#37; for ARM 7/1, 30 year term during mid march. I want to know what is the best way to track if interest rates for 7/1 arm offered by Wells Fargo have dropped since then ? And if so, by how much ? Any web page that shows historical data for 7/1 arm would be ideal. I found this site online which tracks LIBOR from 1 month to 12 month, but nothing for 7 years.<br />

Tried to sell 3 separate times (at a loss). Tried selling as a short sale. Bank agreed to the offer by mortgage insurance company wanted us to take on a 60k promissory note. No thanks. We never sent another payment. We were working with a lawyer at the time and I have to say the best thing he did was drop a cease and desist on our account. Not a single phone call from the bank in 18 months. It has been glorious. Now it is time to move. How do we go about turning in our keys? Looking for advice on how to engage with the bank and what to expect. Thanks!<!-- google_ad_section_end --></div>

I'm beginning to think they have someone lined up to buy the house as soon as it forecloses and that's why they aren't calling me back. <br />

I've found all the executives #'s on this forum (thank you!) and will be emailing/faxing calling them as well as reporting Wells Fargo to the Gov. as I have a FHA loan. <br />
 <br />
Is this the &quot;norm&quot; for them? <br />

We currently owe two months mortgage payments in Alabama (March 2013 and April 2013) plus late fees to Wells Fargo, but we pay each month.  We got behind two months and haven't been able to catch it back up but have been able to resume making our monthly payments.  I always make them on the 29th or 30th so that it is  never over 60 days default.  We just got an acceleration letter (I think that is what it is, hopefully not a NOD) from Wells Fargo at the 50 day mark stating that if we don't pay all payments, fees, etc. by May 23 then they will accelerate the mortgage.  We have been in this situation before and I let the payment go literally 61 days and they refused payments and sent it to an attorney.  We had to borrow from grandparents to get everything straightened out again.  My plan had been to keep paying by the 30th and letting it keep a rolling 59 day default, but now I am scared.  I have been paying like this for at least 6 months and never a letter, but now I am wondering what triggered it and if I am in danger of an attorney letter next even if I keep making a monthly payment.  I called and tried to work out a repayment plan with them, but the rep transferred me and I had to leave a voicemail.  I don't want a modification.  Just want to repay maybe $200 a month for a year until it is caught up.  I don't want to lose my house, but I don't have that kind of money to pay by May 23. also here is a big question..after 10 months...4 different single point of contacts I finally got offered a mod deal.<br />

This has been an issue that has been arising for quite some time and it frankly makes no sense why Wells Fargo would require a subordination agreement from the 2nd mortgage holder to complete a loan modification. They are the only lender requiring such actions although a loan modification is simply changing the terms of your original mortgage, not closing on a new mortgage as with a refinance... We have dozens of members here who have ran into this issue and while some second mortgage servicers (such as PNC) have no problem agreeing to sign this sub form, most other servicers will refuse to do so and the modification will ultimately be dropped, leaving foreclosure inevitable... <br />
 <br />
I have sent out many emails myself questioning this matter and never get a straight answer, and I'm positive many of you here have as well. We need to ban together and send them as many complaints as possible with something like &quot;no more subordination agreements&quot; in the subject line to bring some attention to this matter.. I would not hesitate to contact your state AG and Senator as well, it absolutely makes no sense why they would be the only servicer requiring such a form to complete a loan mod!! <br />

Being that my wife has a few outstanding bills I chose to make my payments by money order so there would be no lien on my account if the Company she owes money to decided they wanted to do so. <br />
 <br />
I had to send my payments in 3 separate money orders as the USPS could only do $1000 at a pop. So on March 29th they all went in one envelope. On the envelope it stated the money order#'s as well as their monetary values. (Yes, I did copy these before I sent!) So a few days go by and I check the USPS website to see if they have been delivered. It stated that it was delivered at 9:54AM on April 1st! So I go to the WF website to see if they had posted. Alas...nothing! two more days go by still...nothing. I call my HPR to ask what the deal is. She stated that only one of the 3 were posted on the system. To make a long story short, I go back &amp; forth with my HPR for 3 weeks and still..nothing. She simply states to me &quot;I don't know how to fix this!&quot; So on Friday, I go to my bank and get a cashiers check made for the difference missing (which now puts me in a tougher situation) and put it in the mail this past Friday. I check the USPS website (I mailed it certified) and it says it was delivered today at 10AM. So I call over to WF to see if they received it and still....nothing! <br />
 <br />
The good thing is that the USPS (where I purchased the money orders) tells me I can get my money back for the missing orders, bad part is, I have to wait 60 days. I did speak to a customer Service Rep and she stated to me that the 2 missing money orders where probably shredded as the machine that takes the payments only looks for a coupon and one payment. Whatever else is in the envelope is shredded. &quot;I find this hard to believe!!!&quot;<br />

I simply ask....&quot;Who is to blame here?&quot; If the mortgage goes into default, is that my fault??? <br />
 <br />
Does anyone have the emails to anyone hire up in the financial section of WF? At this point (which I told them) I am so aggravated that if it does default they can come pick the house up...I'M DONE! :evil:<br />

Our 2nd is with Wells and has a $177k balance and we are 4 months delinquent. Our house is worth probably $500k if not a little less (Zillow says $491k), so the 2nd is completely underwater. I lost my job due to disability in January and immediately applied for loan mods. Got denied by both, I'm guessing mostly because we had already modified both loans a few years back. Wells said that according to our financials, we could only afford $100/month, and that's why they denied us. So, instead they left us with the $900/mo payment. They won't use my disability payments as income as it's not permanent and they keep telling me once I'm healthy again and get a new job, to reapply for a loan mod, but that could be awhile! <br />
 <br />
Every time Wells calls, when I answer they hang up on me (love those auto dialers!), and when I call they transfer me to 5 different people, none of which can ever help me. So, I finally filed a complaint with the Consumer Financial Protection Bureau and immediately was contacted from someone in the Office of Executive Complaints at Wells. Well, all she did was send a new loan mod packet and expect me to re-submit EVERYTHING I had just submitted 2 months prior. I sent updated bank statements, pay stubs for my husband, tax returns, etc and asked if they could use the other items I had just submitted (all of the lengthy financials paperwork, etc). Instead of responding, they closed my case saying I &quot;wasn't available for consultation&quot; and gave me a number for their Liquidation department. I called them and they said they can only help if we want to short-sell, which we don't, we want to keep the home. Every person I talk to, I ask what our options are and they basically tell me we have none. I know they couldn't possibly want to foreclose as they would get nothing. So will they eventually offer to settle perhaps? I've heard of people doing that, but not so much in California where we are. I'm just wondering what to expect from this point?
