I applied for a loan modification with ASC/Wells Fargo.  They did not tell me when I did so that I may incur fees.<br />
 <br />
They declined me, but charged me a $95 Broker Opinion fee.  When I complained about not being informed in advance, they said &quot;it's in your deed&quot; and its nonrefundable.<br />
 <br />
This may be legal (based on the crap they bury in loan docs,) but it is definitely not right.  How difficult would it have been for them to tell me there would be fees involved?  I may have stoppped the process since I've learned that it would likely not qualify.<br />

Is this right?</div>

I called them today and they said it denied and reason  told me on the phone &quot; did not follow investor guidelines and I have over 2000$ deficit&quot;<br />
When I send them my financial worksheet, I showed them I have 500$ positive. I asked them give me details of deficit and she said you will get in the mail and did not give any info about deficit.<br />
I have 5/1 IO ARM expiring in 2010 and wanted to my Interest rate fixed for 30 years.<br />
What is my next step ?<br />

I called WF and got two different answers to what to send. One time I was told just to send the payment, the second time they told me to send payment along with recent paystubs, income and expense chart and new hardship letter.<br />
Also, Tituinum Solutions came out to my house, anyone else been in contact with them?  They said they have been brought on by Fannie or Freddie to help homeowners do their paperwork.<br />
Also when you send the last payment do you send it certified or is it better to pay on the phone with a credit card..Sadly I should be able to go to WF for these answers but get more help here.<br />

Payment went down a couple of hundred dollars, and I was to pay July, August and September at the reduced rate and a balloon payment in October.  I was told during this time I would be reviewed for a in house mod, therefore, they did not actually expect me to make this balloon payment.<br />

I made the three payments, on time, and called in September and was told to send in updated financials and hardship letter for the review, which I did.  I was also told to keep making the reduced payment.  I then received something in the mail regarding HAMP, which indicated I need to call prior to a certain date to accept the offer.  I called and was confused as I was waiting for a response regarding the in house mod.  I was told HAMP was a better program for me, so again needed to make three trial payments for November, January and December and then they would review again.  <br />
 <br />
I was upset, because I already did the three trial payments I told them.  I want my loan modified.  Why could the three payments I aready did count toward this new program they are talking about.  Of course, they said it couldn't.  I said then go forward with the in house mod.  Nope, HAMP is better for you!  Any suggestions?</div>

I need help deciding whether to accept the modification offer. First they were reviewing me for HAMP, but then offered their so called &quot;Step Change&quot; program, which is actually better than HAMP in my case, under HAMP I would be paying $2,538/mo.<br />
<br />
Little bit of history. I'm in forclosure since spring of 2009, not making paymenst for a year now. My loan is 438,000+. My home worth 302,000 now. My original payments were $2,704.<br />
<br />
Here is the offer I got from Wells Fargo verbally from executive specialist at presidential office (thanks to this forum!), they are sending me the docs to sign.<br />
<br />
for 24 mo. @ 5.125% payment $2,055<br />
then for 12 mo. @ 5.5% paying $2,205<br />
then for 12 mo. @ 5.75%<br />
then for 12 mo. @ 6.125%<br />
then back to my original loan terms, which is adjustable interest only.<br />
<br />
I asked if they can lower my principal, they said I need to deny this offer and they start new modification case and than thy will come up with new offer, but the guy couldn't tell what the new offer would be.<br />
<br />
He said that principal reduction is the last resort and they do it for people who cannot afford to pay on modified terms, they said because I'm able to pay this, and that's why they are offering it.<br />
<br />
So, I don't know to accept this offer when it comes or deny, but than I'm afraid I wont get better offer and lose this one.<br />
<br />
What are your toughs? What is your experience? <br />

I read on this forum that people were denying modification offers up to 4 times, until they got the best deal.</div>

WF offered me a  forebearance/Moratorium for six months. They offered to reduce my payments to half and later pay a balloon payment. This will also impact my credit history. I am looking for advice on if I should take this plan or not. My concerns are that they are providing a temporary relief and not permanent and on top of that it is going to impact credit history.<br />
 <br />
My current 5/1 Interest only payment is 3500.<br />
They are reducing to 1750 for six months.<br />
 <br />
Any pro's/con's.<br />
 <br />
I am pushing them for permanent modification but WF presidential executive rep is not responding anymore.</div>
