			<content:encoded><![CDATA[<div>I welcome thoughts as to what you think NACA's approach should be to a bank (Chase) that just sold my home from under my feet with no notice. NACA had been working with me to get a loan mod done and the bank gave no notice of the sale to me or to NACA.<br />
<br />
What would you think their line of attack SHOULD be with regard to my case and what do you think it WILL be? After all they have major agreements with these banks to work together to get the loan modifications done.<br />
<br />
So that's two questions:<br />
<br />
1 - What do you think NACA's approach SHOULD be, and<br />
2 - What do you think it WILL be<br />
<br />
and why.</div>

			<content:encoded><![CDATA[<div>My FHA loan is serviced by BOA. I submitted my informtion to NACA on 11/3 and have a phone consultation on 11/23. I have an auction date for 11/30 and filled out the sale date form. Today I finally got an email from NACA saying that they hadn't received the documents I had faxed (faxed 3 times before and uploaded twice). I re-faxed all the informtion and it's now finally showing up as received. Does this mean NACA will start working on getting the sale date postponed? <br />

Has anyone had success in modifying with NACA if you can't qualify for HAMP? My mortgage is slightly under 31% of gross. Currently, if I stretch and scrimp and have absolutely NO unexpected expenses, I can now make my monthly payment. Of course I can't pay the past due amount. Has anyone had success in at least getting the past-due tacked onto the end of the loan?</div>

my trial is 1711 with PITI - my hamp perm is at 2400 - so that is a saving of only 400, and my net income is 4300 a month - <br />

So What they did - they took the YTD and divided to many weeks and calculate the gross from there - then minus 25%, then from there they do their magic calculation to 31 %.<br />
 <br />
There is no way I would accepted this offer - this house will sale about 320, and I have 520 ( 417 on the first and 100 on the second) ...<br />

so the 1st 5 years it is at 3.75 after that for 28 years it will be at 4.75?<br />
 <br />
I am going to call NACA tommorrow and go over the number with them <br />
 <br />
I rather see the 2% and extend my term to 40 years so I can be able to afford it in the long run ....<br />
 <br />
my loan is fannie mae - the favorite investor for everyone - and the servicer is well fargo -<br />
 <br />
Better yet - i will also call HOPE tommorrow - to escalate it ...<br />
 <br />
I know they can do better than that - so everyone please keeps fighting ...</div>
