Because its not my primary residence its considered an investment property. Im told that most banks wont do anything on unoccupied co-ops because Freddie and Fannie won't buy them on the secondary market. I was informed that only portfolio banks will do it, so i searched out a couple, but it didn't work out. so i sought out a mortgage specialist. i was going to rent it out for ~2K (which is cool with the board) in order to pay back the loan but the mortgage specialist that i am dealing with said the banks DGAF. i will do anything to keep this property but I'm financial hell. would it be possible to get a personal loan with the property as collateral? I don't know what to do and the clock is ticking.<br />

I was under the impression that I could get an FHA loan but I was told by 2 lenders that it's not possible. I have to wait 3 years for an FHA and 2 years for a conventional loan (20&amp;#37; downpmt).<br />
 <br />
Does anyone know if it's possible to get an FHA loan one year post short sale ? I am in California.<br />

They want 48,000 for it  and I believe if I can get qualified I can get it for 40 thousand.  It is a small home but large enough for me.  After losing my house in 2011 and losing a suit of quiet title, I am looking to find something to retire too.  I am self employed and am looking to get a stated income loan.  I have cleaned up my credit and only have a discharged chapter 7 that is two years old.  Do I have a chance to get a loan on it?  I have an independent foreclsoure review check I can put down on it.  My score is 693.  I have a truck payment that I got on a stated loan and I have no other credit card bills or loans. I am self employed and have been for 21 yrs. Currently I rent a house for $925 a month. I have never been late.  Any mortgage people here can give me a good answer?   Maybe Erik Sandstrom?<!-- google_ad_section_end --></div>
