How long between first missed payment and foreclosure?

Hello everyone,

I was just thinking we should start a thread about timelines to give people an idea of how long they might be able to live in their home before the foreclosure is finished.

The info that I'm thinking will be helpful are the following.
1. State
2. Bank
3. Month of first missed payment
4. Date of foreclosure.... if you have one.


Here's my info...
1. Nevada
2. Chase
3. February 2009
4. Foreclosure has not started yet

3. Month of first missed payment: Feb 2009 (now over 90 days late)
4. Date of foreclosure: Not started yet, and haven't received the NOD.

Lots of calls on Wells Equity line but nothing from the Wells mortgage. Last time we talked 2 weeks ago, Mod still under review. Could be another 30-45 days.

I'm not sure you'll get a huge response from folks foreclosed on since many have probably moved on and no longer visit the forum, but here's my info:

Here is my info... I have not tried to delay anything. Lots of calls from 2nd, nothing from 1st after the mod was declined.

1. State: AZ
2. Bank: IndyMac 1st / Wells Fargo 2nd
3. Month of first missed payment: Jan 2009 IndyMac
4. Date of foreclosure: Foreclosure sale: July 23, 2009

When we received our first call I sent out a letter certified mail and via fax that we did not want to be contacted about the loan. We couldn't pay any longer and weren't interested in a mod or anything else. Haven't received a phone call since.

4. NOD: Feb 18, 2009

Waiting for the Notice of Trustee Sale, should happen the 1st week of June.

If I had known that it would have taken a year to finish this process, I wouldn't have moved out so quickly. Wanted to find a nice rental before my credit went to crap.

September 2008 for primary
4. Trustee Sale is scheduled for 5/26/09, however we are under review with the Hope for Homeowners and they tell us they will postpone the sale until a decision has been made that they are waiting on Congress to update the program so they know what our new loan will be. They said in the meantime stay here as we had talked about walking away as it is taking so long and the stress is killing us!!

3. 1st - Sept 08, made 1 pmnt in Jan 09, nothing since. 2nd - Oct 08

Since me & my husband have only Sunday off together, we decided to get a rental & make a slow move & take our time. We moved out on Easter (03.09). Even though we dont have a sale date yet, Im glad we made that decision to move out when we did. We still have unwanted items there that will need to be donated. Anticipated sale date most likely sometime in June.

Very little calls or collection activity at all. I figured I would get at least 9 moths from first missed payment rent free. I am now on 11 months with no NOD which gives me 3 more months at least.

I have CW, now BofA, too. They call occasionally, but that is it. I first stopped paying in Sept '08 and they were all over it. By Dec '08 they had sent the acceleration letter, but no NOD. I agreed to a loan mod and made 1 payment in Jan '09, nothing since then. I figured I'd get a couple extra months with the loan mod, but it is beginning to look like the first 4 months of non-payment in 2008 don't count. I was sure we'd be out of here by summer, but with other CW people saying 8 to 11 months with no NOD, I may be here until the end of the year. Unreal.

Have you gotten an acceleration notice from CW/BofA or anything remotely threatening? I got my first new monthly statement from BofA this month, with a note that I am in default and they may have to resort to other collection efforts. Well, go ahead already!

I like the no rent thing and am paying of debts left and right, but I don’t like the limbo thing and would just as soon be done with this. We are in the Bay Area, what about you?

Rental property Georiga
Residence in Missouri
Requested Short Sale Wells Fargo lost the paper work 3 times they buyer walked and I was current then
Requested Deed in lieu, did not make April or May payments
Had letter request more info, sent that
A call the other day from an appraiser for Wells
I know nothing other than that, no deed in liew reponse, just like the short sale they lost paperwork at first but now have it.
Foreclosure date.. who know.. I wanted a deed in lieu but looks like Wells Fargo goes for the jugular and this will be a foreclosure so they can really destroy our credit.

4. Nothing yet except for a couple calls and some letters. I have only answered one call and told them I have exhausted my savings, 401K and maxed out all of my credit cards to stay current. He still asked if I would like to make a payment over the phone.

The first letter provided me with loan mod paperwork I requested months ago. The next letter reminded me I was late and provided me several options for making a payment The next letter was a nasty letter threatening me with collections or a lawsuit The last letter I received said I was in default, and if I wanted to save myself from foreclosure to contact them immediately with my payment.

4 Lots of phone calls. Received a letter on 4/29 saying I could call, pay lots of fees and have them deduct the payment out of my account. Received a letter mid-May (not sure of the date) saying they are sending over an inspector every month to check on the house and if it is abandoned then they will change the locks. They call once or twice a day. I answer the phone every few days but it is always an automated recording so I hang up.

1 Arizona
2 Chase - HELOC
3 April 2009
4 They just keep calling asking why I am late and want to know what to put in the notes field. On May 1st I started receiving calls from a human being who keeps leaving me voicemails. I called back but was told he was out of the office so I told them I would call back. I haven't gotten around to it yet.

4) Haven't heard a word since Feb. 09 when mod. was denied.

I plan to wait this out as long as possible. Who knows by then I may be able to afford the payments again.

Well, I guess I finally got the NOD. My credit report says "BANK ADJUSTMENT / DEED IN LIEU / BANK LIQUIDATION." I haven't actually physically got the letter yet but my realtor said she checked and the NOD was filed on June 3rd but there is not sale date scheduled yet. I'm now trying for a short sale, the house was shown for the first time yesterday. We'll see....
