Just wondering, what logical reasons are there to transfer deed to wife and protect from fraudulent conveyance.
Is your ex on the mortgage note as well? Even though your ex signed a quit claim deed if they are on the note they are still equally responsible for the mortgage. You can complete a modification using your financials if you provide them with a copy of the quit claim deed, but they may still require their signature to complete the modification if it is approved..

He will sign, he wrote a letter to the bank explaining that he has not lived in the house since 2009 and I have been the sole payee of the loan since then. He has remarried and wants to move on, the feeling is mutual. Thanks for your help. I will keep the forum updated with what happens.
