Re: Failure is not an option for us....

So, I was just checking my CW/BofA online account to see if anything has changed..... Nope, but....

In the hardship area, there is a link to see the advocacy groups BofA is affiliated with. They list NACA and instruct you to apply for the Homesave program with a link to NACA if you need help!!!!!!!

Now how reassuring is that!!!!!!!!!!!!!!!!

Re: Failure is not an option for us....

NACA update:

Okay, so I called last week for the 30 day follow-up. The person I talked to said to call in 1 week to see if there is a response or question from the lender. I called this morning. The NACA rep said that there was no response from Countrywide/BofA and to try back in 2 weeks. She said that they can only send emails for follow-up to CW/BofA every 2 weeks following the initial 30 day follow-up. So technically, I should call back next week for the 2 week follow-up email to be sent.

I told the NACA rep that I will not be making my payment on-time this month for the first time and that I have borrowed the last 3 months. She said to call CW to see if they will accept a partial payment. If they will not, she said to save as much funds as possible in an account as it may be needed at the time the restructure is approved.

Wishing everyone the best of luck.....

Re: Failure is not an option for us....

NACA Update:

I called NACA this morning. (only 47 in the queue!! )

This was my 45 day follow up call. NACA received a response from Countrywide on 5/08/2009 stating my file is now being reviewed by a negotiator.

The NACA rep told me that they expect up to 2500 approvals within the next 2 weeks. He said once an approval is received, shortly after that they receive the terms from the lender. He told me to call back in 7-10 days.

I advised again that I would not be able to make a payment this month. He told me to call Countrywide/BofA and advise them of such. He said it would not affect the Mod approval and would end up being capitalized into the back of the loan when restructured.

I asked about payments once a mod is approved. (I have seen many get approvals with first payment due July 1st etc.) He said that the normal payments are still due until the new payments go into affect. I had wondered about that as I had read that many people were wondering the same thing.

I hope everyone who has been waiting so long gets approved this week. Of course we all want to be in this next batch, but I really hope the one's waiting the longest get great news.

Family update:

I have had one of the worst cold's I can remember. I am almost never sick.....but I think this is from immense stress. Not to mention the thinning hair! I am too young for this!

I am still trying to finalize the medical assistance for my daughter. She needs another biopsy and is scheduled to go back to UCLA next week (If medical insurance is sorted out by then).

Any prayers for my daughter would been warmly accepted. Her name is Breanna. She is now 20 years old. She was diagnosed with Hodgkin's Lymphoma at 16 and finished her treatment October 2005. Her name is Breanna~ I call her Breezy.

I have pictures of her in my profile if any one wants to put a face with a name.

Wishing everyone the best......until the next update!

Hi Cassietw, I kept making payments until my loan mod was finalized per the advice of naca. I was approved via email on 3-19 and got the paperwork via fedex on April 24. CW included April and May's payment into the loan mod document but I paid april after the paperwork sent to me.

CW readjusted my principle and payment due. I was originally supposed to make my new payment on june 1, but the April payment went against june and july and now my first payment due is Aug 1. the rate change went into effect on may 1.

hope this helps and my prayers are with you and your family, especially your daughter.

itscatnip,

Good to know! Thanks! Ever feel like the more you know, the more power you have over the situation?

Thank goodness for this site and NACA! I think the end of our story will be good because of them and all the people here who post and help everyone stay positive. I know I don't post much....but I do read pretty much everything everyone updates daily.

Thanks for the prayers, especially for Breezy!

Best wishes and best of luck for the next batch everyone!!!!

Re: Failure is not an option for us....

Ok, so I am copying in an update I did on the March Mods thread last week to keep all data under my thread....And... what has occurred since last week.

Last week....

I just called NACA! I cannot believe I was caller 12 waiting for a rep! That was a first for me!

Okay, my update that was sent to NACA said that my proposal has been sent to management for review. The NACA person seemed a little annoyed that I called and said this is not a big deal, we are looking for the approval, but I nicely explained to him that although I am looking for that too, any hint of change or action on my file helps to calm the nerves of the homeowners they are helping, some kind of update is better than nothing. I thanked him for what he does..... Maybe he will be more understanding with the next person who calls....

(I did email the pres of BofA and received 2 responses)

New update....

Since last week, no new activity as far as I can tell. We are past 60 days now since NACA submission to CW/BofA. I contacted NACA yesterday and was advised that there was nothing new from CW/BofA. BofA rep David Leighton told me last week to check with NACA this coming Friday. So I guess I will check again with NACA Friday morning and hopefully there will be some good news. If not, I will start being a nastier squeaky wheel until BofA does something besides give me a line of greased BS!!

I don't know if I can come up with the whole payment next month now even though we missed this month. We were almost $1400.00 short this month and all the utilities, car ins...and you name it were about to be shut off.....so the money went to keep the lights on etc...

As of Monday we will be officially 30 days late. We will again be short around $1400.00 and 2 of my kids need new glasses and my Husband broke a tooth (front tooth) over the weekend, so....I need to stop putting off my kids needs and get them glasses and definitely get my hubby's tooth fixed!!! CW/BofA could have done the right thing a long time ago.....oh well...

On Family,

My daughter had some lab work and an ekg done. She is scheduled for more heart tests, echo in her neck, mammogram, *** Pet/CT, more labs and an MRI. These are all supposed to happen over the next 3 weeks or so and then go back to see the doc to get all the results. This is also very stressful and more of the same....wait!

As always, wishing everyone the best!! Congrats on all the recent approvals!!

Re: Failure is not an option for us....

Hang in there Cassietw. Stress is the name of the game here. We are now at 121 days and counting. All we know is that our file is with CW negotiator according to NACA last week. As to how much longer, they didn't know. I told them I sure hoped it wouldn't take another 4 months! I couldn't take that.

I know what you mean about glasses. Last month 14 year old had to get new glasses, I have'nt had new glasses in 5 years. needless to say I really need to get an exam and new r/x, we have some insurance but it does not pay for my progressive lenses, which cost about $200+ dollars ( sometimes getting older stinks!).

Hope all goes well for your daughter, you are in my thoughts!

Maybe we will be in the next round of approvals!! I will accept nothing less than success for all of us!

Re: Failure is not an option for us....

So I tried to call all the numbers and extensions I had today for the advocacy department and left messages with David L. and Sandra Sparr. I also left a message with Sandra's supervisor (Teresa) since Sandra is on vacation. I was assurred by a person answering the phone that the supervisor would get right back to me. That was 4 hours ago.

I called the advocacy department back and spoke to another advocacy rep and said I understand you can't give me data since I am working with NACA, but I want to know if an update has been sent to NACA. He kept re-itterating that he could not speak to me as I was working with NACA. I told him I only wanted to know if an update was sent so that I know whether or not to contact NACA to find out what the update is.... He wouldn't help. I told him that I wanted to speak to someone else. He said no-one else would give me that data either. I told him it looks like I will have to email the president every hour of the day until someone pays attetion and does something as it has been over 60 days now and they were being negligent. He asked me to hold and then came back on the phone and said that none of the Supervisors were available and he asked for my phone number so his supervisor could call me when she became available.

I see more of that greasy BS flying at me today! Guess I am gnarly today....I feel like this whole thing puts a funk on me that even ajax won't take off!

Sorry, needed to vent!

Hey, I just vented on another thread. Online chat with NACA, still no info, and file is with investor and mortgage insurer. NACA will ask for an update...again. Contact NACA again in 2 weeks! Patience is running out very quickly but in 2 weeks we will half way to 5 months of this stuff! How long do the idiots think I can make a payment that is over 50% of our income? Ughh!!

Re: Failure is not an option for us....

dthom;

Tomorrow I am going to call CW to check on the progress of my mod.
I know that most likely nothing have been done on it. When I called NACA several days ago they indicated that it was being worked on.
I'm not sure I believe anyone anymore. When you read all the posts about wrong rates, missing payments, mishandled documents, lies, stories, misinformation, etc. it just feeds your imagination and you start thinking the worst. Frankly I feel like I am going crazy these days!
I'll post after I contact both NACA and CW tomorrow.
Lord only knows what bad information I'll find out. Or worse...no information.

Re: Failure is not an option for us....

Update:

Spoke with David L. just now. I have to say he has been the most helpful so far. He said my Mod is complicated and falls with a batch that will take longer. Reason: Principal Forebearance. He said when a principal forebearance is considered it is a longer process. He says personally he has only seen about 6 of them done and they are very rare. He said he sent another update to NACA but it was only that the file is still with management. So no real need to call NACA right now. He said to call in about 2 weeks.

I am so much more relaxed just knowing it is being reviewed. Any terms are better than what we have now!

NACA did not tell me what they were submitting us for. We were submitted March 26th but they said they were no longer telling people the terms as it caused problems between family members both going through NACA where one submitted for a lower percentage rate than another and caused conflict. So I have no clue what they proposed other than the target was a payment of $1,871.00 (P&I +taxes and insurance included) This would be 31% of our net. Our payment is currently $3,527.00 (IO +taxes and insurance included). With our income, (not including my daughter paying and my son as he is out of work) Our first and second mtg is about 70% of our net income. Including my daughter paying and what my son is supposed to contribute...it is 60% of our net income....

I don't know how we made it as far as we did!!!!

Re: Failure is not an option for us....

Update:

Recv'd call from David L. again this morning. He said he was responding to the VM message I had left him. He had already responded before but wanted to make sure he answered all my questions.

I asked him if there was anything new to update. He said not really, just that mine will take longer due to the principal forbearance. He did tell me that they have ordered a Brokers Appraisal and told me that someone would come to my house to take photos of the outside and look from the street but that it is not a full appraisal and the person would not need to go inside. If it came to that they would contact me to make arrangements. He said since the Broker appraisals take time to again call back in another 2 weeks.

I told him I did not have a full payment. He said if I called in to make a partial payment that it would be placed in a partial account until the mod is complete. He said also if I were to make a full payment at this time, it would also not be applied and sit in partial as it would change the numbers in the mod workout. So I will send what I can.

I am wondering if they are doing the Brokers appraisal to determine current market value for the principal forbearance (to determine how much principal to forbear) or if they are doing that to see how much they would lose if they denied the mod..... Wish I had a crystal ball! I hope it is the first one and they forbear everything above current market value.

Cyber Homes
Est. $496,617.00 Range: $447,000.00 - $571,109.00

Zillow
Est. $465,298.00 Range: $404,112.00 - $516,209.00

My house is a fixer. It was a fixer when we bought it. We had only replaced the roof and plumbing before my daughter was diagnosed with cancer and my son with a bone tumor 2 months after we purchased...then all the fix it up funds were used to make ends meet while my kids were being treated and I couldn't work.

I don't think it is even worth the low Zillow range now. It was built in 1936, needs new windows, needs stucco and paint. The heater is on it's last leg. Floors need refinishing....the list goes on and on! Definitely does not have curb appeal! I wish it did....that is what we were going for....maybe after the mod is done I can finally afford to start doing little repairs...like the sprinkler system the neighborhood kids kicked the heads off of when walking to the school nearby, or the front window that is taped up because it's over $300.00 to replace and some kid on our street threw a ball through it! If I can't keep the house, I am not gonna fix it.....

Re: Failure is not an option for us....

Cassie, that is so funny about the necessary repairs needed! I have been in my home for 12 years, bought it from the original owner (92 year old woman). I basically gave the house a complete cosmetic make over when I first moved in, then in 2000 I gutted the kitchen and added a bathroom. This is how I met my current boyfriend...I contracted him to do my kitchen and ended up falling in love. He is a carpenter/contractor and of course no work here in Michigan with this economy, he has actually been driving to Dayton, Ohio every week to do contract work at the Air Force base. We added 1500 square feet to the home in 2004 almost doubling it's size. Hence, the refinance with CW in 2007 from a IO loan I had with HSBC. We now need to make necessary repairs to the original part of the house (i.e. roof, windows, plaster repair, etc). Of course, we can't afford to do anything right now but new windows in the front before another crazy Michigan winter hits again are a must. I keep telling him I am not spending another penny until I know I will be able to afford it in the long run.

Depending on the mood I am in on Sundays determines how squeaky clean the house gets! I use to be very anal when it came to cleaning my house but as of late those dust bunnies just don't seem to get the same attention they used to...maybe I'll leave em for the next owner!

Dust Bunnies!!! I have things much bigger things than dust bunnies! I can almost say they are like the tribbles from Star Trek! I attribute it to a dog, 3 cats, 4 kids and add another 8 when they have their friends over....I swiffer and vacuum the hardwood floors and ten minutes later....there is another Tribble floating by...I think they hide when I clean and then jump out and play catch me if you can! AARRGGHH!!

Re: Failure is not an option for us....

Cassie,

My second lien holder, Citi, order a BPO (Broker Price Opinion) when I proposed a settlement with them. The broker said she had to come into my house to take pictures of all bedrooms and baths in addition to the pictures of the front and back of the house.

I gather all the recent sales in my area and provided it to her. I kind of gave her a estimated value of my property based on those sales. I also included listed for sale properties as well.

Good luck.

YES! It was a BPO he said! But they told me the person would not be taking photos of the inside. If they are basing how much of the principal to put toward forbearance then I hope it appraises low. It normally does anyway. I have a double lot. .22 lot size and house is just under 2500 sq. ft. not including basement and 2 car detached garage. 5 bed (formal dining room converted to room for one of my kids), 1 1/2 baths (I know~ I need another shower!~Big Time!).

Problem is, there are not that many comps out there and it was causing problems when I purchased and re-fied as they could not find comps within a couple miles. Most of the houses in our area are single lot, 2 and 3 bedrooms with the average sq. ft. at about 1300.

Cassie;

This is good news. When the workout page info changed for my account the mod was about two weeks after that. You are getting closer!
Keep hanging in there!!

Re: Failure is not an option for us....

I spoke to NACA this week...they said my BofA negotiator, Janice, had questions about my car payment and credit card amount. I left a voice mail for the senior negotiator that the Advocacy office said was assigned to my request, Teresa. Still have not communicated with either.

I called NACA last night (#22 in the queue!) and asked if they had received the upload of my new refinanced car loan and informed them I had paid off the remaining balance of my cc last night. Should show up in a few days as I paid it online. I asked that they please make note of this and let my negotiator know as BofA was questioning this. He said he would and stressed that I keep calling NACA every two weeks??

Now I fear they are going to say something about my car. Yes, it was a hefty amount but hell, it is a car I have always dreamed of owning...had the opportunity 2 1/2 years ago to get one at a great price. Have paid off almost 50% of it. Now I have lowered the monthly payment with the refinance by hundreds. Besides, how would I even get another car loan...they have destroyed my credit rating with the 8 months of runaround!!!

On a side note.....I have started to break out from all this stress....

Re: Failure is not an option for us....

Hi Rozuki,

Thanks for posting....

I have been very sick twice now in the last 6 months. I never get sick! I have had my hair thinning like crazy.....I eat when I am stressed...so another 10 pounds of crap I didn't need! Breaking out in places I never had before...Almost feel as though I am going through puberty again but add menopause (I like to call it Mental Pause....feels and sounds more appropriate!)

I guess they feel your spending is out of control or something....I guess we are not allowed to have any luxuries if we own a home....Or have a car loan....I wonder what kind of car the president of BofA drives????? I mean go look her up on Salary dot com.....HOLY CRAP!!!

Barbara J. Desoer (Fiscal year 2009)
Base Pay / Total cash Compensation $800,000.00
Total Equity $3,829,937.00
Total other compensation $$2,664,820.00
Total Compensation $7,294,757.00

Can you imagine being able to pay off everything in one year? I can and that is why I will continue to play the lottery! LOL.. Gotta try to keep a little bit of a sense of humor or the rest of my hair will fall out!!

Cassietw,

lol...I hear you about the "mental pause" thing.....going through that along with this loan mod crap is enough to drive me right over the edge....in my "fancy sports car"! Then to be breaking out to boot, *sigh*

I would like to know what in God's name makes these people worth so much money???? Boy, I studied the wrong things in school, that's for sure! I make a nice salary and have a good career but never will I see 7m a year in this lifetime. Oh well, maybe in my next life...

Re: Failure is not an option for us....

Call from BofA today:

Ok I received a call from Cindy at BofA. Not very pleasant at all! She said she was calling in regards to my email to Barbara (as if she was the first and only one responding). She said that she and no-one else could speak to me about my loan as I was with NACA, unless I want to cancel my NACA mod then she would be happy to answer my questions and work with me. I told her absolutley NOT! (I don't think the NACA mod should be allowed to be cancelled by BofA- I think it should come from the homeowner through NACA personally..)

Anyway, that call was rather unpleasant and she was rather rude and short with me and I told her at the end of the call, I have already spoken to 2 other people since I sent the email weeks ago so I wasn't sure why she was calling now. She said that I would be sent a letter in the mail going over our conversation and the fact that since I refuse to cancel my NACA mod, that BofA will not speak to us.

WHATEVER!! I will be shocked if I even get the letter. I did get a letter from BofA yesterday that said if I made my May payment by 6/8/09 they would waive the late fee since I have never been late before....(what?? they want to try and act like they would work with me on something! ~ The nerve!)..again....WHATEVER!!! I don't HAVE the payment....DUH!?

Re: Failure is not an option for us....

NACA Update:

Decided to call NACA today for an update. I haven't called them since the 60 day mark on May 26th. They said that they received a follow up from BofA on May 29th that said the loan was being reviewed for a Principal Forbearance and that a BPO (Broker Price Opinion) had been ordered. NACA rep did not know what a BPO was so I explained it to her. (I think she might have been a volunteer just checking the computer screen) I know when I had phone appointments with NACA they were with underwriters so the people you call for updates probably don't have any further knowledge other than what they pull up in their computer.

So....this confirms what I was actually told verbally by BofA. It would be nice if NACA receives a response from the servicer that they email us the data so we have it in writing versus an hour hold on the phone for a 1 minute update that is verbal. I much prefer to have things in writing.

Good luck to all!
