Will CW Modify fixed 2nd?

Hi *** and team,

Do you know if CW will in fact modify the interest rate on a 2nd ($286k) with a fixed rate? I was just told by one of their reps that they only modify the rate on adjustables. Any thoughts?

Re: Will CW Modify fixed 2nd?

it is up to the investor...........on a second, CW might be the investor as well.............call back and ask another rep and see what they say and if they will tell you who the investor is.......

Re: Will CW Modify fixed 2nd?

Thanks for your prompt reply, ***. I called back and they said that they don't modify 2nd loans with fixed rates. I find this strange. They said the investor was Greenpoint. Greenpoint was a subsidiary of CapitalOne. CapitalOne closed it down but the servicer continued to be Greenpoint. CW then became the servicer in November 2008. I'm surprised that Greenpoint/CapitalOne didn't sell the loan off to a new investor. How can I confirm with certainty who, in fact, the investor really is?

Re: Will CW Modify fixed 2nd?

All you can do to confirm that is to call again............they are not at liberty.........due to the pooling and servicing agreements that are in place with these investors to give this information...........but as I stated sometimes you will get a rep that will...........they really have no reason to give you a different investors name if that isn't your investor.
