After going for nearly 3 months waiting for short sale approval, I was desperate - the buyer was going to back out and had every right to do so - but then what happens to me? I tried to reach my negotiator - no luck! How could I find out what was going on since s/he was the ONLY one with the answers, yet I had not been able to reach the negotiator for nearly 3 weeks!!! I was at my breaking point, but by doing the things below, I am now ecstatic and thankful to the
CW people (in higher places) because they ACTUALLY listened to me! So, here's what led me to be jumping up and down for joy when I got my approval just a few hours after getting an email from the
CW CEO himself!
There are a lot of blogs with good information, but here are a few things I found out:
1a. When emailing (see item 4), the subject line should be "#### NAME" (your loan number and last name of the person on the loan)
1b - explain the timeframe you've waited and what the offer is on your property - explain any hardship - ask for help!
1. The requirement that the home be occupied for approval is not a consistent standard. So, don't let this get you down if you've had to move on.
2. There is NO WAY to reach your negotiator directly by phone. A lot of blogs give you numbers to workout and then the extension. Unfortunately, there is no way to reach the extension from ANY oustide number. Negotiators don't have voicemail. Even emailing will not always produce results if you try to email them directly...so you have to go a different route and have as much faith as possible that you will be heard.
3. Customer Service reps nor their supervisors really know what's going on and will give you generic info OR say anything to appease you - do not take what they say as accurate regarding your progress
In all, you cannot expect
CW to do the work without you nagging them. They are swamped, so make your situation stand out!!! This took me 5 hours yesterday, but by contacting the right people with the situation (NOT TO VENT), I got what I needed and 2 hours later am in escrow!
Countrywide Customer Service is absent - treat them as if they don't exist Good Luck!!! Be calm, say a prayer, and remain hopeful. There is Hope!
