If I don’t get anything by the 16th I call the negotiator back. ffice 3-month trial period, PITI Payment = $2,143.54 (association $106) APR = 3.125% Payment will remain the same for the first 5 years and step increase 1% for year 6 & 7. Year 7-40 will be locked at 5.1% (lower than our current 5.875%) This will be saving us $829.35/month! I'm aware of the horror stories, and I'll be following up with an email from the conversation I had with my negotiator to make sure what she told me is in writing. But for now...WOOHOO!!! |

$400+ later, the AC is fixed. Turns out it wasn't a refrigeration leak (freon) it was a fried motherboard for the fan. Faboulous, right? Luckily, the motherboard part was covered under warranty, but the labor was insane. We did, however, sign up for the one year maintenance service ($159/year, required for our warranty work) which comes out 3x/year and cleans the unit, replaces filters, and does diagnostic testing (includes heating stuff too). It was worth it considering the filters are about $20-$30 each and we have 2 different sizes we have to get. Gave us a 15% off of labor too. Got it fixed just in time...it's been consistant triple digits the last couple of weeks. | |

Thanks I'm feeling quite faboulous, I'm just hoping that it doesn't crash and burn. My negotiator was trying to tell me that they have new guidelines for submission and that's why she wasn't giving me information beforehand. She told me that the investor approved it but she was submitting an analysis (which part of that is the NPV)to the vendor to send out the paperwork. I asked her who the vendor was and she said it was an internal agency. Sounded fishy, but I didn't push the issue any further than that. Honestly, I'm thinking that SAHM's e-mail to the Ms. DeSoer got our advocate to get on things more. She (SAHM) got an update, I got an update, same advocate, but different negotiator. Within the last week I've called daily and left messages for my advocate and I was even tempted to call the negotiator today, but then she called me first! | |

E-mail was sent around 11PM on 7/28/09. Call received from original advocacy rep afternoon of 7/29/09, docs submitted via e-mail to her. Was told negotiator would call within 3 days. Got a call the next day (afternoon) from negotiator resubmitted (via email) to her, was very specific that I wanted MHA mod. Told to follow up in 2 weeks. Received a letter on the 4th of August saying Suzanne was my advocacy rep. I called her on the 14th to let her know August payment would not be made and looked for an update. No update. Talked with her several times week of Aug 24-28th, sometime between that point I was told the docs were submitted to the investor (Freddie Mac). Per website status, update was due on the 2nd. I called Suzanne on the 31st, 3nd, 3rd, 4th (messages left on the 31st 3rd and 4th). Called multiple times this morning, leaving one message at 7:55 a.m. CA time, and calling every 5-10 minutes from 9 to 9:30 a.m. finally reaching her about 9:30 and being placed on hold. Had a very different feel of a conversation with her (very short, non informative, non personal, which is quite the opposite of what things were like in prior conversations). She told me she would have negotiator call me. I figured I wouldn't get a call until sometime next week, but about 1PM CA time I got the call with the approval information. | |

SAHM is a partial screen name for one of the other mod hopefuls SAHM2two We were not in an ARM, we were in a 30 year fix @ 5.875 but DH had a paycut and hour reduction, which really put us in a sticky situation. | |

Questions to you: 1.Did they mention on any escrow costs being added? will there be any underwriter costs to us to rewrite this? 2.Is there any approval after the 3 month trial or is it a done deal for next 5 years and the 3 month is just a formality.... I am also waiting for FEDEX in next few weeks.. so just curious... |

There should not be any escrow costs seeing as how this is a modification and not a refinance. Also, it's through the government program. I'll know more information when I get my paperwork. | |
