| Trying to modify for 7 months, not making any more payments!! Well hello from Minnesota here, just a little about my story in case yours sounds the same. Built a home at the height of it all in 2006, for 230.000. Builder had some in house mortgage group that sold me on a 80/20 loan. ARM on my 80 for about 186000 and 20 for the rest. Right now my 80 with CW is at 7.5! Tried to refi about a year ago and got turned down due to no equity. Kept paying way too much for another year then. Work stop about last fall and is starting to pick up now. In Jan, I stopped making payments to CW. In march a so called "mod" came fedex with a 2 year rate reduction to 5.49 p&i payments, of course no escrow added in. Then 2 days later the intent to accel. came. So they are attempting to scare me into a crappy deal. I've been using a lawyer and we wrote a letter to CW and my investors that the 2 year rate reduction is a joke. In 2 years are all of us going to have our equity back so we can refi to fixed rates? doubt it. I've been fighting them tooth and nail and wont give up. Obamas plans are a joke, so far for a lot of people its made their payments hardly move, some have even gone up. I've decided that its a 30 year loan or I'm just going to use as much time here to save money and make NO payments to CW just to see what happens. I'm not worried about having to leave my home. I think I'm more worried about staying in a home that I've paid over 60000 in glorified rent to these cheeseheads, and that I've lost about 70000 in equity. So sometimes starting over somewhere else really isnt that bad when you add those numbers up and think about the long term effects. Homes underwater are a liability for the owner and without ANY mortgage companies doing principal reductions, in the long run is it really worth it? I dont know but these are just questions I ask myself. So anyways now I am 4 months without payments to CW and almost credit card debt free!!! As things progress, I will let you know. |

Hey Scottdog, I tried for a arm loan mod with CW for 5 months....they would not take me seriously and the mods they sent (3 of them!) I rejected. I have now submitted through NACA and have not made a payment in two months. The more I think about the fact that even with a loan mod down to 4% or lower, my house has lost so much value since last appraisal, it may be better for me to hand in the keys and start over in 2 years......but for now I will just pay down other bills and not worry about the mortgage.....strange times we are living in! |

The bailout slowed mods down, it would seem as if the bailout money went to help give out new loans and very little to help re-structure ones like most on these forums have. Imagine if Obamas original plans would have happened, 4% loan mods fixed for 30 years. For most of us that would have saved us hundreds(me being in at 7.5% arm). People would have more money to pay off other debt, do home improvements and just spend a little more freely. Another thing that I have found to be almost hilarious is that even though I am over 4 months now without payments, I have recieved recently a refinance offer from CW to fix my next adjusting rate and lock into low rates!! Who is in charge of this mess? I mean does the right hand know what the left hand is doing in this company? So heres some numbers I have been looking at: I owe $240000 My home is now worth 150-170000 maybe worst case scenaro I've lost 90000 in equity thats worth about 550 a month in a 30 year fixed at 5.5 just for that 90000 now the interest being paid on that loss of equity is 93000! which that loss of 90000 in equity if I am willing to eat it would take almost 13 years before I am even knocking down much principal on! So without ANY lenders doing pricipal reductions isnt it in our best interest to walk away?? Credit unions are giving FHA loans to buyers with foreclosure on their report after about 3 years of good management of other debt. SO if in 3 years I could possibly get another home loan with some money down, and be 10 years ahead of where I would have been if I accepted some crappy mod offer, and I would also be buying back in to a reasonable market price without all the false inflation. This is just what makes sense to me after spending so much time trying to fight to keep a home thats underwater. Now then my home would go empty and sit on the market until CW lists it at a fair price. I believe that by doing this, the market will eventually correct itself. The loss of equity in homes and land had to happen otherwise how will our kids be able to have their own someday? A $240000 house going up in value aprox. 8% a year for say 20 years would be well over a million! It all needs to correct itself otherwise homeownership will be a thing of the past. |

| Re: Trying to modify for 7 months, not making any more payments!! Hi lilly, I havent made a payment in four months. I'm trying to hold on as long as I can. Brand new homes in michigan are going for like 50,000 in nice areas, it's foreclousre heaven up here due to the big three problems. We have investors from other countries buying up foreclose homes like crazy, I know friends who brought homes for 40 grand when they were over 200,000 in 2006. I'm just trying to save all the money I can right now just in case countrywide doesnt offer me any help, maybe I can purchase a forclouser without a mortgage |

| Re: Trying to modify for 7 months, not making any more payments!! I haven't paid since Sep 08. Offered the similar crappy mod last month. declined it and haven't heard a word since. If I can get by for another 4-5 months I'll be debt free other than the house and could afford the house payment but not the increased payment. |

But the craziest thing happened this last week, I have a company cell phone to which is not in my name and has no connection to me, more or less used for the direct connect feature, and COUNTRYWIDE found that number some how. I have never given it out to anyone accept customers!!! The call was from a guy in the loss mit dept. I actually said that he has the wrong number so hopefully they dont call that one again. I even asked my company if anyone has called and been poking around about me and now they think Im pararniod. Sneeky collection agencies.... |
