Nominated 0 Times in 0 Posts TOTW/F/M Award(s): 0 | US Bank National Assoc.for CitiMortgage Short Sale Help. I need some body Help! Well I am brand new to this forum. I am hoping someone may be able to help. In August I went into contract with a seller in NJ. She was already in foreclosure and had a sheriff sale date for September. I had this crazy notion that the banks would accept a short sale on the property (which was destroyed by the seller) due to the fact that it was so close to the sheriff sale date. Sheesh was I wrong! Turns out the mortgage was taken out with a lender who went under (ABC Mortgage). The mortgage was bought by CitiMortgage (or so I am told). I was given this info regarding the mortgage holder -CMLTI2007- which indicates CitiMortgage. The seller has an attorney who has been working with US Bank National Association -which is the trustee for this particular foreclosure. Since I have gone into contract for this home, there have been two adjournments, indicating that someone at the bank is aware of this home being under contract. The seller has provided her attorney with all the appropriate documentation the bank requested. My attorney has been hounding the sellers attorney to keep on top of the bank to get this short sale either accepted or rejected. The wait, now 3 months, is wearing me thin as I am sure everyone here understands. I have paid for a home inspection, in my defense, to show the banks the poor condition of this home. This was an attempt to have the banks move quickly due to the amount of distress this property is in. Nothing... I have tried everything I can possibly do to expedite this, but as you can imagine, I cannot speak to the banks directly. The sellers attorney is the only person the bank will speak to. On top of that the real estate agent who listed the house has been nothing less then awful. She has not done a single thing to push this sale or even help. Anyone have any idea of who I may be able to contact or what avenue I can take to try to ge an answer? If at the very least I knew if I was going to get this house, I wouldn't mind the wait. But with these banks accepting and declining offers I am stuck not knowing. I'd rather know and move on rather than stay put to find out my offer has been rejected. Anyone deal with US Bank National Assoc before? Thanks in advance for your help! |
