    Is it a good or bad sign when Chase pays your property taxes?

    Hello all,

    Been trying to get a loan mod for the last five months. We started in imminent default and got passed the 90 day that you could be in that department. So, at the end of December
    they closed our file and we had to reapply with the perm modification department. The last time we paid our mortgage was in July 2009. We have a first and second with Chase and are 150,000 upside down. We live in California.

    We impound our homeowners insurance, but not our taxes. I just found out Chase paid our
    property taxes this month.

    Good or bad sign?

    I am wondering also. I am in Arizona. I tried last year to make a payment to my impound account, but no one at Chase was willing to help me process that because we were behind and they just hold any payments in a "suspense" account until you are caught up. Our impound account had a mysterious deposit made to it before the prop taxes HOI was paid. I attempted to make the payment but they beat me to it. Since the payment went out of our original escrow account I am just wondering what the payment looked like. This year we aren't sure about how to handle the payment - whether to just let them pay or go downtown and make the payment ourselves. Suppose this is probably another question for the attorney! At least she's reasonable and knowledgeable.

    Time to send in my QWR!! Can't wait to see what I get back!

    Hi outriggal,

    Mine is the same. Based in my experiences with Chase, and under HAMP guidelines, they will mandatory to set up an escrown acc in which they will pay property tax&hazard insurance if we do not have an esc before applying for HAMP. If our HAMP can not go through, they will add it up by dividing by 12 to regular our payments. That is it. My HAMP was denied after they paid for my Ins&propeerty tax. Keep fighting with Chase.

    They paid mine both in March and in Oct. I'm in CA as well. Our mod. went through. So I guess it can vary. It might be standard practice. They did include the tax amount they had paid on top of our balance though which I would have expected anyways.

    bestrdh, can you tell me how you got your mod? Was it easy or hard? Did it go through on your first try?

    It definately wasn't easy. We started back in March 09. We just got approved in Dec. We will make our first payment in Feb. We were denied 2 times before we got a trial. We paid 9 mos. of trial payments then were "removed" from the program. We finally contacted the executive office and our RM straightened everything out for us so we wouldn't have to reapply AGAIN. Be patient and most importantly persistent as it's a long process and nobody is your best advocate but yourself. Good Luck!

    Thanks for your info. Chase paid both our taxes and insurance for 2011, after our modification application was received, and curiously enough, they also paid our delinquent 2010 taxes, but that payment was made BEFORE they received our modification application. We didn't realize that Chase had paid the 2010 taxes until after we had made the final payment. Guess who's had to wait three months to get her tax overpayment refunded by the county? NOT Chase... I was hoping that because the 2011 payments were made by Chase, we were on the right side of getting a remod this time...maybe not. We'll just have to wait and see.

    The bank will always pay the property taxes when delinquent. It keeps them in first position, ahead of the county.
