The foreclosure process is very complex and does vary from state to state according to your state laws.

    Foreclosure

It depends on your state foreclosure law and the investor who funded your loan. FNMA and FHMLC typically foreclose quickly, FHA will usually extend the process, and with private investors it depends.

The process usually begins 60-90 days past due, with the initial foreclosure sale taking place usually 1-2 months after that. Even if your property goes to sale, depending on your state law there may be a right to redemption period... if this is the case, you may have up to a few months before an eviction can be served. I'd recommend speaking with a good real estate attorney to see what your options are. You may be able to do a short sale or deed in lieu instead of going to FCL.

    Hope this helps!
