I'm on my 2nd trial payment which includes Insurance/and Property tax... but before the trials were started I received my property tax bill from my county..as far as I know property tax is always for the fiscal year june 09-10 so would I need to pay this if my trial covers property tax as well? I know I got a refund from my insurance company because they said Chase paid for my insurance... Just a bit confused so hopefully someone can clear this up for me.. |

AJ, They normally don't pay your property taxes until Nov then again in March....you can also call Chase's tax dept to make sure they have the bill to pay. At least in California that how it works. Nominated 0 Times in 0 Posts TOTW/F/M Award(s): 0 | I have a situation where I have a 275k mortgage with Washington Mutual, now Chase. I fell behind on payments in July 2009. Finally about a 1 1/2 month ago Washington Mutual Approved me for a special forebearance plan for 3 months. I had a payment of 1265 per month and for Oct, Nov and Dec I am paying $600 even. In October I received a property tax bill that has installment 1 due before 12/10/2009 for 1546.03 and another installment due before 4/10/2010. I have contacted several Chase departments and customer service to inquire whether they would pay these property taxes as I've heard that as part of the modifications they would impound the account anyways and add the payment for taxes into my principal balance. I did not have an impound account before and so they technically do not have the money to pay the taxes. And I have called several times on purpose and I am getting these answers: 1. We will pay your taxes and the amount is $1983.42 which is not the correct amount. 2. We will not pay your taxes because you are not in a permanent modification. 3. We will pay your taxes by Dec 1st and you should check with us then if we paid it. And we pay for everyone that applied for a loan modification. 4. We will pay your taxes if you don't pay them and you would have to pay us back with interest on top of other fees and payments that you owe us. And when I ask what is going to be the interest, they say that they don't know yet. So are there anyone else with this situation? Ofcourse my preference is for them to pay the property taxes as I would not be in a trial payment to begin with. |

My property taxes are due sept 30 and chase paid them in full the middle of august....I began my trial on Aug 1 was my first payment. My homeowners insurance was due before my trial even started so I paid that on my own. So the answer is yes Chase does pay property tax..I was not set up for any escrow on my loan I always paid these items myself but with the HAMP/MHA escrow is required. |

(In the forebearance plan letter it does not mention property taxes at all) This does not make me comfortable as I do want to keep the property and not want liens from the San Diego county tax collector. They said that I am not approved for a federal modification program. I am approved for an internal Wash Mutual/Chase plan which they approve for whenever they can't get a client qualified for the Federal Making Home Affordable modification. Could this be different with property taxes because of this? |

Call the chase Escrow dept..they should be able to help you..that is the same dept that does the analyst of escrows from everything from property taxes to home owners insurance etc........I don't think so because all of these modification programs whether the gov't plan or in house require the escrow for taxes and such...thats where I would start with the escrow dept and then go from there. |

I called loss mitigations just now again and they are clueless. They don't know if my property taxes will be paid because it's not a permanent modification. And now this lady also tells me that when I get approved for a permanent modification I would again have the 3 months trial period.. None of this makes any sense. I just want them to establish an impound account, pay my property taxes and add the payment into the principal, so that I don't have to come up with the money I don't have. |

(although no trial mod as of yet) My property taxes are also due on Dec.10th. My plan is to monitor if WFB pays the taxes by Dec.8th (I can see my tax payments to the County online at the County website) If WFB pays them, all is good; if not I intend to pay them myself on Dec 9th. |
