RE: "lenders do modify loan for rental properties?"
Yes.

RE: "is it worth to forensic loan audit by hiring attorney?"
Maybe. It would depend on many factors including how good the attorney is you hire. In the field of mortgage law, it is my opinion that what makes a good law suit also changes with economy. There are cases that were great in 2006 and crumby now. Thus, the same audit done in 2006 and 2009 would have a different value to the borrower. I like to spend an hour with a client (for a fee) face to face and go over their loan documents while I talk with them. It's sometimes what is not in the loan documents that strikes me as a potential cause of action, or if something is in a payoff demand that should not be there.

RE: "what kind of money to be spent"
I charge my hourly fee to meet with a client and go over their loan documents as we talk and I offer advice.

RE: "what are the chance lender might disqualify the loan md if the lender sees a large amount of fund ( stock, bond, mutual fund - can be convertd to cash)?"
Well, having a pile of cash sitting around does make it hard to cry poverty, so you can guess the answer to that one.
